About the Job
Responsibilities:
Possess the knowledge and tools to perform repairs according to requests received from the Property Department in a timely and satisfactory manner by establishing and following a work priority system.
Perform basic on-site repairs including plumbing, heating, electrical system any other special equipment on the property. Perform needed upkeep and supervise outside contractors if needed.
Ensure the properties are maintained in accordance with all affordable housing program requirements from HUD, LIHTC and HOME.
Inspect and maintain all of grounds, common areas, landscape and structures for preventative and safety measures.
Performs and oversee preparation of vacant units in a timely and satisfactory manner, enabling Property Department to rent units in a minimum of time.
Purchase supplies, equipment and services as are necessary for operations, maintenance and repairs. Be able to account appropriately for funds used.
Share emergency on-call duties 24/7 for immediate repairs and for the safety of the tenants and the properties of Project Vida.
Respond to request for assistance with special projects and arrangement as assigned by Property Supervisor.
Must have a valid driver license and liability insurance.
Perform other appropriate duties as assigned.
Knowledge/Skills Required by the Job:
Hours: 8:00am to 5:00pm Monday-Friday; Some week-ends and evenings
One-hour lunch
Salary: $14.00-to $16.00 an hour depending on experience.

Knowledge/Skills Required by the Job:
- Two-year work experience in apartment maintenance. Basic knowledge in all building repair trades, purchasing procedures, work safely requirements, and repair procedures. Ability to keep accurate and detailed records. Basic knowledge in electrical, plumbing, minor construction and preventative maintenance work. Ability to perform the following:
- Minor repairs to building, appliances and fixtures
- Repair and/or change locks
- Replace floor tile
- Clear clogged drains
- Patch holes in walls
- Repair or replace plumbing fixtures
- Clean unit interior
- Perform miscellaneous carpentry repairs
- Perform minor masonry duties
- Interior and exterior painting
Hours: 8:00am to 5:00pm Monday-Friday; Some week-ends and evenings
