Job Summary
We are seeking a versatile and dependable Mobile Home Park Maintenance Technician to perform a wide range of maintenance tasks for the upkeep of our community. This position requires working primarily outdoors in all types of weather and involves maintenance, repair, and inspection of common areas, buildings, streets, and park structures. The ideal candidate is skilled in plumbing, electrical systems, and equipment operation and is willing to work flexible hours, including on-call shifts and some holidays.
Reports to: Maintenance Supervisor/Property Manager
Wage Status: Non-Exempt – competitive pay
Primary Duties:
- Perform repairs and maintenance for exterior and interior common areas, buildings/structures, and streets.
- Resolve maintenance or mechanical problems, including:
- Asphalt paving, cncrete, sidewalks and parking bumpers.
- Landscaping
- Building structures, walls, windws, electrical panels, and lighting.
- Signage, and painting tasks.
- Perform monthly water readings and monitor resident dumpster usage.
- Remove excess trash from common areas and maintain cleanliness of the property.
- Trash out, deconstruct and tear down mobile homes as necessary.
- Perform property inspections as directed by Maintenance Supervisor to identify maintenance needs/safety issues.
- Promptly report resident lot violations, health, safety, and liability concerns to the Property Manager.
- Assist vendors and contractors with tasks as directed by the Maintenance Supervisor.
- Stay knowledgeable about park policies, procedures, and Rules & Regulations affecting daily operations.
- Ensure vendors and contractors follow park rules and safety standards during their work.
- Participate in staff meetings and contribute to community maintenance planning.
Essential Job Functions and Qualifications
- Valid driver’s license and dependable transportation.
- Ability to work outdoors in all weather conditions (90% outdoor work).
- This is a physically demanding role that requires the ability to perform a variety of movements, including walking, standing, squatting, kneeling, bending, twisting, pushing, pulling, climbing, grasping, reaching.
- Ability to lift and carry items weighing up to 80 pounds.
- Comfortable working at heights (climbing ladders) and in confined spaces.
- Availability for overtime, on-call shifts, and holiday work.
- Experience in plumbing and electrical systems.
- Knowledge of landscaping, maintenance and a basic understanding of property lighting.
- Ability to operate snowplows and heavy equipment (e.g., backhoes; training provided if needed).
- Spanish-speaking skills are a plus but not required.
