About the Position
Position is primarily responsible for assisting the Facilities Manager manage the activities and performance of maintenance personnel engaged in maintaining the facility and equipment in accordance with policy and procedures, to assure a safe, successful maintenance program
This position pays $33/hr
The schedule is flexible with hours Monday-Friday between 7am-7pm. There are rotating on-call duties.
DUTIES:
- Assures that the work of assigned personnel is performed in accordance with established departmental policies and procedures.
- Revises work schedules when employees are absent due to illness, inclement weather, vacations, etc. as approved by the Facilities Manager.
- Coordinates with Facilities Manager in scheduling preventive maintenance and follows through to completion.
- Responsibilities include hands-on maintenance and operation of Plant Engineering functions, and other duties as may be assigned by the Facilities Manager.
- Oversees outside contractors engaged in building maintenance and construction as assigned.
- Assures that all equipment brought to the Health Care Unit by residents is properly maintained.
- Ensures that all staff follows established procedures in inspecting, testing and recording results of fire alarms and all emergency systems.
- Completes necessary forms, reports, etc. and submits to the Facilities Manager.
- Ensures that building and grounds are safe and proper maintenance procedures are followed at all times.
- Supervises unscheduled maintenance tasks as assigned; assists other departments when required.
- Ensures that residents’ rights are observed as pertains to the activities of the Maintenance Department staff.
- Assists in planning, scheduling and supervising maintenance in electrical work, refrigeration and plumbing.
QUALIFICATIONS:
- Must possess a minimum of 5 years previous maintenance experience. Two years supervisory experience preferred.
- Must have a basic knowledge of personal computers.
- HVAC, pipe fitting and/or Electrical training is a plus, even better if it is in a high-rise building
- Stationary Engineer or boiler operators license is highly preferred.
- Project management experience is highly desirable
- CMMS and BMS experience is critical.
- Must possess ability to deal tactfully and effectively with residents, staff, and others.
- Must meet regular and predictable attendance requirements.
