Assists with the direction of maintenance operations through excellent customer service, effective staff and vendor supervision and scheduling, and responsible oversight of capital improvements, purchasing, and workplace safety.
Assists with maintaining superior community performance in all aspects of maintenance operations. Through excellent customer service, staff and vendor supervision, ensure that interior and exterior maintenance, capital improvements, purchasing, and work place safety are performed in accordance with American Assets Trust standards and procedures, and in accordance with local, state, and federal laws. All activities of the Maintenance Supervisor will embody American Assets Trust standards of excellence. Performance is measured, in part, by our American Assets Trust standards of excellence and community adherence to approved annual operating budgets. Effective performance results in satisfactory expense control and enhanced results for the residential community.
Duties:
- Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Assists with the development of standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and Company standards.
- Inspect work performed by other service team members to assess the effectiveness of policies and procedures and develop corrective action plans as needed.
- Inspects work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required.
- Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager & Senior Community Maintenance Supervisor to order supplies and tools as needed to stay within budgetary guidelines.
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Conducts regularly scheduled safety meetings, ensures all SDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety-related laws and requirements to ensure community compliance.
- Demonstrates customer service skills by treating residents and others with respect, answering questions from team and residents,
- Supervise job performance of community maintenance associates.
Skills/Qualifications:
- Knowledge: Ability to perform professional-level maintenance services relating to plumbing, electrical, appliances, heating and air-conditioning, general light handyman services, and others' supervision techniques.
- General Abilities: Ability to use simple tools such as paint brushes, rollers, spray equipment, ladders, solvents, cleaners, tape, and coverings as well as power tools such as snakes, electrical test devices, grinders, and drills.
- Language Skills: Ability to communicate, give and follow verbal directions. Ability to read and process written directions and understand SDS, prepare work orders using computerized systems; prepare written comments on work completed and directions for staff and residents.
- Mathematical Skills: Ability to read and understand budgets, maintain expenses, and perform calculations involving percentages, square footage, and volume to determine materials needed, with the ability to develop estimates of time and costs.
- Reasoning Ability: Ability to establish and adjust priorities, maintain timelines for work completed, interact appropriately with residents and staff providing leadership, and identify areas for upkeep, repair, and cleanliness.
- Additional Skills: Attention to detail, ability to attend to safety issues, provides leadership, and communicates effectively with all levels of management.
- 5+ years’ experience in the maintenance field required
- Must have a valid CA Driver’s License.
SPECIAL LICENSES, CERTIFICATIONS OR OTHER QUALIFYING DOCUMENTS:
Additional training may be required in Air-Conditioning, Heating, and other aspects of specialized repair services.
