Logan Property Management is seeking a dedicated and experienced Maintenance Supervisor for two conventional properties in Phoenix, AZ. The Maintenance Supervisor will oversee the maintenance operations of the property, ensuring a safe, well-maintained, and comfortable living environment for our residents. This is a full-time position primarily based at The Logan at Jomax, and providing occasional assistance at Logan at Deer Valley.
Responsibilities
- Leadership & Supervision:
- Lead and manage the maintenance team, including hiring, training, and scheduling.
- Conduct regular team meetings to discuss maintenance issues, schedules, and updates.
- Provide performance feedback and conduct performance reviews.
- Maintenance Operations:
- Oversee and perform routine maintenance tasks, including HVAC, plumbing, electrical, and general repairs.
- Ensure timely and effective response to maintenance requests from residents.
- Develop and implement a preventative maintenance schedule to avoid major repairs.
- Property Management:
- Collaborate with the Community Manager to coordinate maintenance activities.
- Ensure all maintenance work is performed in compliance with local, state, and federal regulations.
- Manage maintenance budget and control expenses.
- Safety & Compliance:
- Ensure the property is compliant with all health and safety regulations.
- Conduct regular inspections of the property to identify and address potential hazards.
- Maintain accurate records of maintenance activities and safety inspections.
- Customer Service:
- Maintain a high level of professionalism and customer service.
- Address and resolve resident complaints regarding maintenance issues.
- Foster positive relationships with residents and ensure their satisfaction with the maintenance services.
Qualifications
- Experience: Minimum of 5 years of experience in property maintenance, with at least 2 years in a supervisory role.
- Education: High school diploma or equivalent; technical training or certifications in HVAC, plumbing, electrical, or related fields preferred.
- Skills: Strong knowledge of maintenance procedures, equipment, and safety protocols. Excellent problem-solving and decision-making skills.
- Leadership: Proven ability to lead and motivate a team, with strong communication and interpersonal skills.
- Technical Proficiency: Proficient in using maintenance management software and basic computer applications.
- Physical Requirements: Ability to lift heavy objects, climb ladders, and work in various weather conditions.
- Certifications: EPA certification for handling refrigerants preferred; other relevant certifications a plus.
- Availability: Must be available for on-call emergencies and have a flexible schedule to accommodate maintenance needs.
Physical Requirements
- Ability to lift up to 50 pounds and perform physical activities such as climbing, bending, and kneeling.
- Comfortable working in various weather conditions, including extreme heat.
- Weekly travel required to our neighboring property on 13425 W Deer Valley Rd, Phoenix, AZ 85027, for vendor coordination, training purposes, and general support.
