About the Job
WinnCompanies is looking for a dependable and motivated Maintenance Supervisor II to join Anacostia Gardens, a 100-unit LIHTC mid-rise property located in Washington, D.C.
In this role, you will oversee the maintenance operations of the property. Supervise maintenance staff at the property and perform maintenance functions. You will ensure that the physical condition of the property satisfies ownership and management objectives.
This opportunity offers a pay range of $25.00 to $28.00 per hour, based on experience. The work schedule is as follows: Monday through Friday, from 8:00AM to 5:00PM with on-call responsibility to include nights, weekends and holidays as needed.
Responsibilities
- Provide direction, guidance, and supervision to all maintenance team members and/or vendors/contractors at the community.
- Provide training to maintenance team to ensure proper performance of their functions and consistency with company policies, procedures and safety standards.
- Oversee cleaning, painting, interior/exterior decorating and maintenance, lawn care, snow-removal, replacement of light, plumbing, electrical work, roof repairs, appliance evaluation and repair, relocation of furniture/fixtures, etc.
- Respond to emergency maintenance repairs after normal working hours.
- Make budget recommendations to the Property Manager for all maintenance line items and assist the Property Manager in controlling maintenance expenses.
- Responsible for preparing and implementing weekly maintenance team work schedules and prioritizing work orders.
Requirements
- High school diploma or GED equivalent.
- 3-5 years of maintenance experience.
- 1 year of supervisory experience.
- General knowledge of electrical, plumbing, HVAC, and/or carpentry.
- Strong knowledge of appliance repair.
- HVAC andEPA Refrigeration Universal certifications.
- Experience with computer systems, particularly Microsoft Office.
- CAMT certification.
- Availability for on-call activity during off-hours for urgent needs.
- Ability to work with a diverse group of people and personalities.
Preferred Qualifications
- Vocational or Technical training.
- Asbestos, Lead Based Paint certifications.
- Outstanding supervisory/coaching skills.
- Experience with OneSite and RealPage management software.
