Maintenance Supervisor
Sundance Property Management is seeking a full time Maintenance Supervisor to join our team on the west side of Charleston, SC! The main responsibility of this position will be to coordinate the daily activities of the Groundskeepers and Maintenance Technicians and makes sure the properties and facilities are kept in good operating conditions.
Pay: Starting at $30/hour, depending on experience

Requirements:
- High School Diploma (or GED or High School Equivalence Certificate)
- 2-3 years of building maintenance experience preferred
- one or more years of supervisor experience preferred
- Valid driver’s license is required; Must be insurable by the Company’s insurance carrier if position requires the operation of a Company vehicle.
- Ability to respond to common inquiries or complaints from tenants, or members of the business community. Ability to effectively present information to management. Ability to interact clearly and effectively, in both written and oral communication, with supervisor, tenants, staff, vendors, etc.
- Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Responsibilities:
- Supervises and manages the Groundskeepers and Maintenance Technicians, monitors employees’ work levels and reviews work performance.
- Delegates tasks to the Groundskeepers and Maintenance Technicians to perform routine preventive maintenance, ensure that the building systems operate efficiently, and the physical condition of buildings does not deteriorate.
- Makes sure that Maintenance Technicians can properly assemble, install and/or repair wiring, electrical and electronic components, pipe systems, plumbing, machinery, and equipment.
- Ensures repairs for all vacant units are completed according to schedule, schedules and coordinates vendors for repairs outside the scope of the Maintenance team.
- Ensures that maintenance parts, supplies, and equipment are always stocked and available.
- Oversees and manages the maintenance and upkeep of the pool, ensures the water and surrounding area is free of clutter and debris, and chemicals are deposited per the manufacturer’s specifications.
- Diagnoses mechanical problems and determines how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
- Uses tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
- Manages property expenses; ensures that expenses stay within the financial budget.
- Directly supervises the Groundskeepers and Maintenance Technicians; carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
