Maintenance Specialist
Job Summary
Aptitude for and ability to perform maintenance and repair work of equipment, machinery, appliances, utilities, buildings, facilities, fixtures, systems, etc. in accordance with manufacturer's specifications. Is knowledgeable in the procedures and safety measures in area(s) of specialty.
Responsibilities
- Performs maintenance work to repair and/or replace motors, equipment, control devices, etc.
- Performs carpentry work in constructing repairing or installing countertops, cabinets, benches, partitions, floors, doors, building frames and trim.
- Performs painting work by preparing the walls, doors, and exposed surfaces for painting and by painting those areas using any combination of brushes, rollers or spray guns.
- May be required to erect scaffolding in order to paint in high places.
- Performs preventive maintenance on machinery and mechanical equipment such as engines, motors, pumps, pneumatic tools, and conveyor systems in accordance with manufacturer’s specifications.
- May review time cards for crew and prepares time sheets for submission to department.
- Performs troubleshooting and repair and/or replacement work on building components and systems as well as on any and all furniture, bookcases, cabinetry, counter tops, equipment, building finishes.
- Performs preliminary analysis and evaluation of systems including carpentry, plumbing, cabinetry, painting, millwork, mechanical, and all other architectural and tenant improvement systems throughout the School of Business buildings.
- Performs inspections of buildings, building systems, tools and equipment and logs same.
- Reports and tracks any deviations from specifications so that they can be corrected in a timely manner.
- Develop expertise on specifically assigned building system(s).
- Accurately track production and associated time spend completing CMMS work orders.
- Organize and maintain shop and shop supplies.
- Make suggestions for improvements.
- Track and perform preventative maintenance on equipment as assigned.
- Respond to trouble calls, service tickets, and emails, work to their resolution with minimal supervision.
- Assist other groups within the Facilities and Operations group as requested.
- May train staff, faculty, and students on specific standards, procedures and policies to be followed.
- May participate on selection committees to select individuals for relevant staffing positions.
Minimum Qualifications
Four years relevant work experience in the applicable trades areas or equivalency (one year of education can be substituted for two years of related work experience); demonstrated knowledge of national, state and local building codes and standards; ability to read wiring diagrams, blueprints, and be able to make mechanical sketches and drawings; and demonstrated human relation and effective communication skills required. Requires lifting and transporting heavy objects. A valid Utah Driver’s license may be required.
