Performs maintenance service or repairs in two or more skill areas (plumbing, carpentry, painting, plastering, and basic electricity). Follows outlined procedures for PM's to related equipment. Position is classified as essential personnel under college policy and is subject to college and department policies regarding essential personnel. Performs essential duties related to facilities work as identified by management during inclement weather, emergency situations, or as campus needs dictate.
Duties:
- Performs routine, corrective, project and preventive maintenance as assigned/directed by assigned supervisor to maintain and repair campus buildings and structures.
- Performs equipment/machinery/parts repair, installation and servicing as necessary.
- Performs all work in compliance with EPA, Hazmat, OSHA and all established safety standards.
- Attend all safety meeting, training and seminars as directed by supervisor.
- Attend special training classes and sessions to increase skill in various trades.
- Estimates time and material costs of various projects.
- Assembles and/or Moves equipment, appliances and furniture.
- Maintain tools and equipment required for maintenance tasks and inventory of equipment and supplies.
- Make emergency repairs within area of knowledge and responsibility.
- Inspects completed repairs. Inspection of buildings and structures as directed.
- Provides requests to inventory controller/purchaser for requisitioning new parts and equipment.
- Duties may include inclement weather safety responsibilities, including the removal of snow, ice and/or branches, and other related responsibilities as necessary due to inclement weather.
- Duties may include activities related to preparation or clean-up during emergency situations.
- May be required to work during campus closures.
- Performs related duties/work as required and/or assigned.
- Maintain clean and orderly areas, shop, vehicles, equipment storage, mechanical rooms, ect.
- Perform building and/or masonry repair such as preparing cement, installing reinforcing steel rods, patching and finishing cement work. As well as replacing damaged masonry.
- Gutter cleaning, roof repairs, siding replacement as well as any tasks necessary to maintain exteriors of buildings.
- On-call duties at scheduled intervals.
- Directs and supervises sub-contractors as directed by Maintenance Manager.
- Respond quickly in the event of an emergency, notify appropriate personnel and follow safety protocols.
Qualifications:
- Intermediate Level (Level 2) with three to five years experience in a maintenance field (electrical, carpentry, plumbing, etc.).
- Ability to read, interpret and follow architectural and general engineering drawings, schematics and specifications as well as manufacturer's installation and maintenance documentation.
- Read, speak and write English.
- Employee must take and pass Operator Safety Training course for Aerial work Platform Operator.
- Employee must have a valid NC driver's license and clean driving history.
Knowledge and Skills:
- Demonstrates understanding and/or application in two or more skill areas including plumbing, carpentry, painting, plastering, and basic electricity.
- Applies advanced skills.
- Knowledge of the occupational hazards and safety precautions of the building maintenance trades.
- Knowledge of the accepted practices, processes, materials, and tools of the maintenance trades.
- Ability to maintain records regarding material, equipment, and repairs.
- Ability to train others and to guide and evaluate the work of other Maintenance Mechanics.
- Ability to assure that jobs specified on maintenance requests and work orders are completed as directed and all accompanying paperwork and electronic documentation is completed on time. Maintain required records of hours/material expended for each job.
Physical Demands:
- Lifting 50 pounds maximum with frequent lifting and/or carrying objects weighing up to 25 pounds.
- Frequent bending, pushing, reaching, climbing, standing and walking.
- May be required to work during periods of inclement weather.
- Job duties require employee to frequently use ladders, boom lift and scissor lift.
