U.S. Facilities, Inc., a consolidated facility management service, is seeking a General Mechanic for its Philadelphia PA location. This position will be responsible for performing preventive, corrective and general maintenance and repairs; Operating and maintaining all mechanical and electrical building systems and equipment that supply the building with heat, power, ventilation, air conditioning, and/or refrigeration, and any other support systems, including general building mechanical repairs and alterations (plumbing, carpentry, minor furniture moves, ceiling tile replacements, etc.).
Essential Duties and Responsibilities:
HVAC - general knowledge of HVAC and AHU unit repairs & operations.
BAS - web control knowledge and capability to make changes via electronic devices (PC, smartphone and or laptop).
CMMS - data input knowledgeable, knowledge to update Preventive Maintenance & Service ticket information on a daily basis.
Subcontractor - access assistance and coordination
Data Readings - inputting and updating daily tour information into logs supplied. Some testing of levels and results recorded into daily data logs.
Building Tours - Daily building tours required (AHU, Fire Towers, Elevator, etc.), recording all data as required.
Communication - communication required to the appropriate persons designated on a timely basis.
Personable - Being able to adapt well to constant changes and request in a shelter environment.
Dependable - little supervision able to work independently.
Training - Observe, receives training, instruction, and guidance on various building operations processes.
General Labor - Preforms general labor work as assigned. Perform troubleshooting and repairs of buildings infrastructure and installation of systems to include but not limited to: plumbing system, electrical system, kitchen equipment, roofs, drains, painting, maintenance shop organization, and HVAC as directed by management.
Lighting - Maintaining lighting systems throughout the facility to include but not limited to cleaning fixtures, replacing bulbs and lamps, ballasts, as well as including participation in any lamp recycling programs.
Installs - Performs installation and modification of building equipment systems that are directed by management.
Grounds - Maintain grounds of facility/property performing such tasks as raking, sweeping, leaf blowing, pressure washing, and snow removal during bad weather events.
Emergency - Responds quickly to emergency situation during normal business hours and after hours. Seeking and summoning additional assistance after approval.
Housekeeping - Performing housekeeping functions as directed by management and maintaining a professional appearance of the property, equipment, engineering spaces, and common spaces.
May be required to perform additional or different duties from those set forth above to address business needs and changing business practices.
Education and Experience required: include the following:
Must have HS diploma
Must have minimum 5yrs work experience
Must be qualified and knowledgeable in operation & installation of Electrical, Plumbing, HVAC, Carpentry, and mechanical equipment
Team player with a strong work ethic.
Must have a history of safe work practices and training.
Must possess basic computer skills
Must be able to communicate effectively with Management, our customers, contractors, and co-workers.
Must have a willingness to learn new skills and assist co-workers.
Must be able to pass pre-employment drug screening and background check
Valid Driver's license
