POSITION SUMMARY:The Maintenance Manager is responsible for the overall maintenance of all Native American Connections buildings and grounds as assigned. Including: facility cleaning; health and safety; security; utilities infrastructure; space management; supervision of a staff of skilled and semi-skilled maintenance personnel.
RESPONSIBILITIES- Lead and manage the maintenance team, ensuring effective recruitment, training, supervision, and evaluation for a growing organization.
- Implement Maintenance Policy and Procedures to optimize operational efficiency.
- Oversee the scheduling maintenance staff and resolution of maintenance tasks, ensuring timely and effective action.
- Responsible for occupational hazard and corresponding safety precaution training for all maintenance staff.
- Manage all current maintenance contractors and suppliers to ensure the best overall quality and cost, while also identifying and developing new partnerships to meet evolving business needs.
- Identify and implement strategies to improve performance and reduce costs across facilities.
- Manage NAC events including set up, security, parking management, logistics and cleaning.
- Provide weekly and monthly maintenance progress and analysis reports to Director of Property Management.
- Serve as a key liaison between maintenance and other NAC departments, fostering seamless and continuous communications to ensure operational efficiency and quality service delivery to residents, owners, agents and participants.
- Collaborate with Property Managers to ensure timely completion of unit turnovers, in accordance with NAC policies.
- Work with NAC maintenance staff and vendors to ensure all standard work orders are completed within 48 hours, with immediate attention given to emergencies.
- Review UPCS inspection outcomes with the Facilities Project Manager to address all outstanding maintenance issues and ensure corrective actions are taken.
- Perform preventative maintenance tasks as scheduled and/or schedule vendors as needed.
- Assist in the review of prepared proposal and cost estimates for various NAC projects.
- Participate in new construction change orders.
- Attend all construction punch list walks and track completion with maintenance staff.
- Perform additional related duties as assigned by the Director of Property Management and Senior Management.
- Provide monthly reports on turn time, turn cost, work orders completed, tenant satisfaction and on-call reports.
- Bachelor of Science in engineering, design, construction or related field is preferred.
- Five years of experience in construction/maintenance with a minimum of one year in a specialty building trade as a lead worker or supervisor.
- HVAC, Electrical or Plumbing Certification or License a Plus.
- Possess and maintain a valid Arizona driver license, liability insurance and a dependable vehicle.
- MS Office, Excel, One-Site (Real Page) Facilities or similar property management & facilities program proficiency.
- Demonstrate skill in general electrical, plumbing and carpentry repair and maintenance
- Ability to supervise and communicate from the field using a smart phone or mobile device.

- Experience in working with the Native American population preferred
- Able to stand, bend or kneel for long periods.
- Able to climb (ladders, etc.).
- Able to lift 60 lbs. or more.
- Able to reach above shoulder height.
- Able to crawl on any type of surface.
- Operate in an outdoor or maintenance shop environment
