Job Summary:
We are seeking a skilled and proactive Maintenance Manager to oversee the daily maintenance operations of properties in Massachusetts and New Hampshire. This role involves visiting properties, supervising maintenance projects, and ensuring all work is completed to contract standards efficiently and precisely. The ideal candidate will have a solid background in property services, focusing on the maintenance and daily operations of large facilities such as shopping centers, malls or retail outlets, common area upkeep, and capital improvement initiatives.

Responsibilities:
Oversee and manage daily property maintenance tasks, including general repairs, power washing, pothole repair, concrete work, electrical, line striping, and signage maintenance, focusing on exterior property upkeep.
Schedule, coordinate, and review maintenance and repair projects to ensure timely and high-quality completion.
Assign and manage necessary equipment and resources for various tasks.
Conduct regular site inspections to assess property conditions and address safety hazards.
Respond promptly to property owner/tenant complaints and maintain positive relationships.
Ensure 24/7 emergency response readiness by coordinating resources and guiding the resolution process during emergencies.
Supervise maintenance staff and contractors, including performance evaluations, training, and problem resolution.
Ensure proper documentation of maintenance activities and adherence to safety protocols.
Oversee procurement and delivery of materials and supplies as needed for maintenance projects.
Requirements:
Minimum of 3 years of experience in property maintenance.
At least 3 years of supervisory experience.
A valid and clean driver’s license.
Strong written and verbal communication skills.
Proficiency in Microsoft Office and familiarity with industrial cleaning products and equipment.
Hands-on experience with maintenance projects, janitorial services, and building systems (HVAC, plumbing, electrical, etc.).
Knowledge of federal, state, and local regulations related to property maintenance.
Exceptional organizational and time management skills.
Strong customer service and tenant relations capabilities.
Ability to read and interpret technical documents, write reports, and deliver presentations.
Positive, forward-thinking attitude with a focus on teamwork and proactive problem-solving.
Preferred Qualifications:
Project management experience in maintenance.
Experience managing staff and coordinating multiple projects.
Familiarity with safe operation and maintenance practices for property equipment.
Travel Requirements:
Frequent travel between properties as required.
Operation of a company vehicle.
Availability for flexible shifts, including nights, weekends, and extended travel for emergencies or specific projects.
