About the Job
Summary/ Objectives: Oversees property maintenance of grounds, building facilities and guest rooms. Responsible for daily cleaning and upkeep, preventive maintenance, small repair and tasks, special projects, and communicating larger maintenance needs to the General Manager.
Essential Functions:
Safety, Security & Environment
- Ensures hotel is being operated in a safe and effective manner.
- Ensures the correct implementation of hotel Fire Life and Safely (FLS) testing programs
- Ensures the correct operation and maintenance of the FLS systems.
- Works with the general manager to ensure the correct implementation of all health and safety, energy control and management directives and ensure that up-to-date records of all test certificates/ licenses are kept.
- Ensures that all contractors and in-house employees carry out their work in accordance with and adherence to company, local and regional safety at work criteria.
- Ensures all Maintenance Assistants have a good environmental understanding.
- Practice safe working conditions under Occupational Safety and Health Administration guidelines to include Bloodborne Pathogens.
- Practice safe chemical handling as prescribed in Material Safety and Data Sheets.
Maintenance
- Ensures the efficient operation and maintenance of all mechanical and electrical equipment.
- Ensures the correct upkeep of the building and grounds
- Ensures operational equipment is being maintained effectively.
- Ensures the correct implementation of an effective “trouble reporting” system.
- Ensures an effective planned preventative maintenance system is in place for hotel FF&E
- Allocation of duties to the appropriate engineering staff/ contractors.
- Ensures that all records of maintenance and testing are being kept.
- Ensures exterior building and grounds are clean at all times.
- Ensures that a clean and organized maintenance workshop and storerooms are upheld at all times.
- Identify and recommend improvements where needed
General
- Ensure the best possible lodging experience for each guest, within the framework of ESA operating guidelines.
- Follow ESA's grooming and appearance guidelines.
- Wear a provided maintenance uniform and nametag at all times on property.
- Complete tasks and assignments on the daily Maintenance Checklist.
- Complete Maintenance Request Forms within 24 hours.
- Complete Preventive Maintenance program on a timely basis.
- Timely respond to maintenance emergencies, on a 24 hour call basis.
- Perform other such duties assigned by Property Management to meet guest or operational needs.
Supervision Exercised: Maintenance Assistant, Houseperson
Skills Needed:
- General knowledge of heating, air conditioning, electric and plumbing skills.
- Knowledge and ability to use basic work tools and equipment.
- Ability to patch holes, clean carpets, and paint walls.
- Ability to work well under limited supervision.
- Ability to work well with others.
- Strong work ethic.
Minimum Requirements:
Apartment, building, or lodging maintenance experience preferred.
