MAINTENANCE LABORER
Job description:
Easton Housing Authority (EHA) has two (2) full-time openings in our Property Management Department for Maintenance Laborers. These positions will report directly to EHA's Maintenance Supervisor with dotted-line reporting as necessary to the Senior Manager of Property Management. The role of a Maintenance Laborer is to assist in the maintenance, repair, and upkeep of buildings, facilities, and equipment. This role is crucial for maintaining a clean, safe, and functional environment. When necessary, they will assist the Maintenance skilled laborer with work orders and inspections.
The selected applicant will be based within EHA's 11th Street maintenance operations building, however, will travel frequently between EHA's various properties within the City of Easton to complete their assigned jobs and projects. As such, a valid driver's license is mandatory. Additionally, you must reside within 30 miles of 157 South 4th Street.
The selected candidate will be comfortable and effective with conversing regularly with public housing residents - and will have the emotional intelligence to do so in a courteous and deescalating manner.
Non- Exempt: $19.00 - $25.00 commensurate with experience. See total compensation section below for additional benefits.
Essential Duties: Essential job duties for this position include the following items. Other duties must be performed as assigned or required.
- Completes work orders accurately, timely, and legibly.
- Cleans, spackles and paints vacant units.
- Perform simple repairs, leaks, lockouts, replacing light fixtures, wall plates, faucet washers, plumbing clogs etc.
- Wash and clean windows and floors.
- Polish, buff, and wax floors and hallways.
- Remove trash from the interior and exterior of the building.
- Maintains the grounds around Authority buildings.
- Assists other employees and, at times, contractors, in making building repairs.
- Seeking assistance from their supervisor when unsure of repair procedure or safety concerns
- Take care of grounds, including grass cutting and snow and ice removal
- Responsible for the care and maintenance of tools and materials used.
- Mandatory emergency calls, other work, and emergencies as deemed necessary by your Supervisor and Senior Manager.
- Report any resident problems to their supervisor.
- Reports all accidents to their supervisor.
- Reports all maintenance issues to their supervisor for work order creation.
- Reports any major building, grounds, unit, or major system maintenance issues to their supervisor.
- Performs all other related duties as assigned.
Supervisory Responsibilities: The Maintenance Laborer has no supervisory responsibilities.
Qualifications: To perform this job successfully, the individual in this position must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the minimum knowledge, skills and ability required.
Education/Experience:
- High school diploma or general education degree (GED); or minimum six (6) months related experience and/or training; or equivalent combination of education and experience.
- Minimum one (1) year experience and/or training, in custodial/laborer maintenance position.
Language Skills:
- Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization
Mathematical Skills:
- Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance.
Reasoning Ability:
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Certificates, Licenses, Registrations:
- Must maintain a current state-issued driver's license and be insurable under the Authority's automobile insurance.

- EHA pays 100% of medical/dental/vision for employee and family members after 30 days of employment.

- Must be able to effectively use a computer, monitor, keyboard, mouse, and commonly used software to complete necessary functions assigned.

- Working in wet or humid conditions and near moving mechanical parts is occasionally required. There are also some tasks that require working in high, precarious places, and they might be exposure to fumes, airborne particles, and toxic or caustic chemicals. Outdoor weather conditions, extreme cold or heat (non-weather related), and the risk of electrical shock are minimal. However, there is no exposure to explosives or radiation, and only some exposure to vibration. Overall. While there are some potentially hazardous conditions, the exposure to these is generally limited.
