About the Job
Incumbent performs general maintenance and repair of structures or equipment requiring practical skill and knowledge (but not proficient) in such trades as painting, carpentry, plumbing, masonry, electrical, heating, ventilation, and air conditioning (HVAC) work.
Keeps supervisor apprised of unique situations and problems encountered and identify and reports safety, environmental and other work requirements for resolution
Essential Duties & Job Functions:
In a variety of duties: as replacing electrical receptacles, wires, switches, fixtures, filters and motors; using plaster or compound to patch minor holes and cracks in walls and ceilings; repairing sinks, painting structures and equipment; replacing damaged sheet rock, floor tiles, and ceiling tiles; hanging doors and installing door locks.
Utilizes and interprets technical manuals, shop directives, diagrams, and specifications, verbal and written instructions.
Responsible for completing daily work order log documenting inspections, maintenance and repair information, to include work performed, materials used and hours worked on each assigned work order.
Interfaces with customers and responsible for customer feedback, as applicable.
Operates motor vehicles in accordance with company vehicle policies.
Complies with applicable federal, state, and Occupational Safety & Health Administration (OSHA) environmental laws and regulations.
Complies with health and safety rules and procedures; performs work in a manner that enhances the safety of the work environment.
Follows Topnotch, Spire and AWH Corporation furnished information directives; Topnotch/Spire Standard Operating Procedures (SOPs), Topnotch/Spire Policies and Procedures, and requirements.
Incumbent will at all times wear appropriate Personal Protective Equipment (PPE) as determined by position and duties.
Performs other related duties as assigned.

Job Requirements (Education, Experience, & Professional Association)
Mandatory:
High School diploma or equivalency.
Current state driver’s license, acceptable driving record, and proof of valid insurance.
Minimum one (1) year experience in general maintenance and repair.
Must be available to work other shifts as directed, to include week-ends and holidays.
Ability to obtain and maintain all necessary licenses/IDs/certifications.
Ability to solve problems and work independently with minimal supervision.
Ability to adapt to changes in technology and applicable facility/infrastructure codes and standards.
Familiarity with facility/infrastructure codes and standards, as applicable.
Ability to deal with a variety of people in a professional & courteous manner in diverse situations.
Proficiency and knowledge of a variety of hand and power tools.
Demonstrated working ability read, write, speak and understand English.
All employees must maintain a neat, clean and well-groomed appearance per Spire Hospitality standards.
Report status of equipment to superintendent through service sheets and verbal communications to insure proper functions and safety.
Perform walk around inspections on equipment through checking equipment for condition and parts to be repaired or replaced. Maintain documentation through the use of service sheets.
Job Requirements
Preferred:
Three (3) years’ experience in general maintenance and repair.
General understanding of: carpentry, mason, electrical, plumbing, locks, fence repairs and sheet metal work; interior electric, HVAC, maintenance and repair of commercial equipment.
Be familiar with identifying asbestos and lead on job sites and know the procedures for notification and abatement work.
Basic computer skills and familiarity with Microsoft Office applications.
