SUMMARY
The primary purpose of your job position is to supervise, schedule, and perform skilled technical and preventive maintenance functions in building and grounds maintenance, alteration and repair of the facility, daily maintenance checklist functions, and equipment repairs.
ESSENTIAL RESPONSIBILITIES AND JOB FUNCTIONS
- Assists with establishing job standard and procedures in accordance with established policies.
- Assesses incidents, complaints, etc. (e.g. building break-ins, utility problems, etc.) for the purpose of resolving or recommending a resolution to the situation.
- Insures a safe environment for employees, residents, and visitors.
- Oversees and performs maintenance and repair functions in the following areas: carpentry, painting and staining, electrical repair and modification, piping, plumbing repair and drain cleaning, and automotive repair and maintenance, stationary power plant, computerized communications systems and facilities management systems.
- Oversees and performs general grounds keeping tasks including mowing, trimming, fertilization, weed control, seeding, and the maintenance of grounds keeping equipment.
- Oversees and performs preventative maintenance of building heating and cooling equipment.
- Oversees and ensures emergency power equipment is checked periodically to be sure it automatically turns on when regular power is shut off.
- Ensures that all equipment and systems are regularly inspected for proper functioning and safety.
- Oversees and inspects building and grounds regularly for compliance with local codes, ordinances, and safety regulations.
- Facilitates meetings and workshops, etc. for the purpose of identifying issues, developing recommendations and supporting other staff.
- Trains lower level maintenance workers on repairs in areas requiring additional knowledge and skill.
- Responsible for scheduling and performing preventative maintenance tasks.
- Coordinates remodeling and redecorating projects.
- Oversees waste removal and pest control.
- Oversees common repair tasks, such as patching drywall, fixing leaks, painting and re-keying locks.
- Supervises delivery of freight.
- Oversees and ensures that smoke and heat detectors and fire alarm systems are in optimal working order.
- Analyze supply needs and order inventory, report equipment outages and breakdowns, and other problems to supervisory personnel.
- Responds to emergency situations during and after standard hours for the purpose of resolving immediate safety concerns.
- Performs other duties as assigned for the purpose of ensure the efficient and effective functioning of the work unit.
EDUCATION/EXPERIENCE
To perform this job successfully, an individual must be able to fulfill each essential duty with a strong degree of professionalism. This position requires a detail-oriented professional with excellent communication skills. The requirements listed below are representative of the knowledge, skill and/or ability required.
· Must minimally possess a High School Diploma.
· Must possess previous management and maintenance experience preferably in a nursing home setting.

· Must possess knowledge of accreditation and licensing standards as they apply to resident care and safety.

· This position requires the employee to work minimally 8 hours per day, five days per week. Additional hours and days may be necessary to ensure adequate operations of the facility.
· This position may require the use of a computer for up to 4-6 hours per day.
