Position Title: Plant Operations Director
Reports To: Executive Director
Location: San Antonio, Texas
Position Type: Full-Time
Position Summary: The Maintenance Director is responsible for overseeing and directing the daily maintenance operations of Navita's residential facility. This role will develop and execute the maintenance program within the facility and determines the need for emergency renovation, carpentry services, plumbing, electrical, and other maintenance services as needed.
Key Responsibilities:
- Responsible for ongoing preventative maintenance and upkeep of the facility, building, building systems, fire/safety equipment and medical equipment
- Performs general plumbing, carpentry and painting duties.
- Provides maintenance and repairs to mechanical equipment and electrical systems as appropriate.
- Maintains heating and air conditioning equipment, making and corrections to achieve desired performance
- Troubleshoots faulty electrical plugs, outlets and wiring, leaks, breaks, power failures.
- Exhibits ability to use a variety of hand and power tools in performing daily tasks in a safe manner.
- Makes service inspections of various fire and safety alarm and warning devices. Insures safe operation of such equipment.
- Repairs furnishings and fixtures such as beds, chairs, desks and tables.
- Posts routing entries to equipment service logs while advising supervisor of unusual or difficult service problems encountered.
- Maintains preventive service logs. Schedules onsite inspections by regulating officials and completes walk through inspections as appropriate.
- Completes monthly maintenance checks routinely and documents results.
- Oversee and approve all necessary repairs and maintains accurate records and logs and produces required reports.
- Inspect maintenance work for quality, safety, and compliance
- Serves as the facility's Safety Officer as described in facility policy and procedures and ensures facility compliance with fire and safety regulations as required.
- Maintains facility vehicles and oversees annual inspections and repairs.
- Observes individuals performing maintenance contractual services to ensure compliance with the service agreements, and that work is performed in an acceptable manner.
- Performs monthly fire drills and semi-annual disaster drills and documents results of each making recommendations for correction of noted problems.
- Maintains and controls infectious waste items insuring that proper and safe handling occurs.
- Provides on call coverage for Plant Operations Department responding to calls in a timely manner.
- Supervises Dietary and Housekeeping departments.
- Oversees purchasing and supply utilization for dietary, housekeeping and facilities.
Qualifications:
- High school graduate or equivalent
- Must have at least 5 years experience in a maintenance supervisory role
- General knowledge of carpentry, plumbing, electrical systems, HVAC, roofing, and grounds maintenance
- General knowledge of the principles of supervision, organization and administration
- Must exercise considerable independent judgment
- Ability to exercise tact and courtesy in all contact with facility staff, contractors and general public
