Position Summary:
The Nursing Facility Director of Maintenance plays a crucial role in ensuring the efficient operation and upkeep of all physical aspects of the nursing facility. This position requires strong leadership, organizational skills, and technical expertise to oversee maintenance operations, manage staff, and ensure compliance with regulations and safety standards.
Key Responsibilities:
Facility Maintenance Management:
- Develop and implement maintenance procedures, schedules, and protocols to ensure the proper functioning of all facility systems, including HVAC, plumbing, electrical, and mechanical systems.
- Conduct regular inspections of the facility to identify maintenance needs, safety hazards, and compliance issues.
- Coordinate and oversee routine maintenance tasks such as painting, carpentry, and landscaping to maintain the facility's appearance and functionality.
- Respond promptly to maintenance requests and emergencies to minimize downtime and ensure resident safety and comfort.
- Staff Management:
- Recruit, train, and supervise maintenance staff, including technicians, custodial workers, and groundskeepers.
- Delegate tasks and responsibilities to maintenance team members, ensuring efficient use of resources and timely completion of projects.
- Conduct performance evaluations, provide feedback, and implement corrective actions as needed to maintain a high level of productivity and professionalism.
Budgeting and Resource Management:
- Develop and manage the maintenance department budget, including forecasting expenses, monitoring spending, and identifying cost-saving opportunities.
- Maintain inventory of maintenance supplies, equipment, and tools, and oversee procurement processes to ensure adequate stock levels and timely replenishment.
- Evaluate vendors, contractors, and service providers, negotiate contracts, and oversee the quality and timeliness of their work.
- Regulatory Compliance:
- Stay current with federal, state, and local regulations governing facility maintenance, safety, and environmental standards.
- Ensure compliance with regulatory requirements, codes, and guidelines related to building maintenance, fire safety, infection control, and accessibility.
- Collaborate with other departments and regulatory agencies to address compliance issues, implement corrective actions, and maintain documentation as required.
- Communication and Collaboration:
- Collaborate with facility administrators, department heads, and staff to coordinate maintenance activities and support the overall operation of the facility.
- Communicate effectively with residents, families, and visitors regarding maintenance-related issues, updates, and safety precautions.
- Foster a positive work environment that promotes teamwork, communication, and accountability among maintenance staff and other facility personnel.
Qualifications:
- Proven experience in maintenance management, preferably in a healthcare or long-term care setting.
- Strong technical knowledge of building systems, equipment, and maintenance practices.
- Excellent leadership, communication, and interpersonal skills.
- Ability to prioritize tasks, manage multiple projects simultaneously, and adapt to changing priorities.
- Familiarity with regulatory requirements and compliance standards relevant to healthcare facilities.
- Proficiency in computerized maintenance management systems (CMMS) and Microsoft Office Suite.
- Valid driver's license and ability to travel occasionally as needed.
