Job Description:
DESCRIPTION: Seeking an organized, self-starter with a background in wireless real estate and general knowledge of wireless (cell site) installations to assist with a variety of day-to-day property management issues associated with existing cell sites.
MUST HAVE SKILLS:
- Flexibility and ability to prioritize with proven multitasking abilities, managing high-volume calls, emails, and texts with varying levels of urgency.
- Diligent follow-up and project management skills.
- Experience in the wireless industry, including collaboration with A&E firms, contractors, permit expeditors, etc.
- Ability to read and interpret lease exhibits/drawings with keen attention to detail.
- Working knowledge of real estate leases, amendments, easements, ROWs, etc.
- Strong communication skills, both oral and written.
- Organized and process-focused.
- Strategic thinker and planner with problem anticipation skills.
- Strong troubleshooting and research skills.
- Collaborative team player.
- Proficiency in Google Suite, MS Office software (Word, Excel, PowerPoint, etc.).
- Professionalism and integrity in all operations.
JOB RESPONSIBILITIES:
- Address site issues with construction and landlords, such as roof leaks, violations, and open building permits.
- Coordinate access to cell sites for various teams, maintaining an updated database of access and landlord contact information.
- Develop innovative solutions for challenging site access issues.
- Enter required information into HQ databases and maintain the Property Management tracker.
- Research and resolve utility billing issues, maintaining open communication with utility providers and auditing billing for discrepancies.
PREFERRED CANDIDATE WILL HAVE:
- Exemplary landlord/customer relations and negotiation skills.
- Ability to discuss construction-related matters related to wireless installations.
- General knowledge of Civil and Radio Frequency Engineering design standards for cell sites.
- Ability to collaborate effectively with various professionals, including attorneys, engineers, consultants, and construction team members.
EDUCATION/CERTIFICATIONS:
- Minimum of four years of relevant work experience.
- Valid Drivers License required.
LOGISTICS:
- Hybrid position, currently Tuesdays and Thursdays in our West Nyack, NY office.
