About the Job
- Conduct detailed examinations of architectural drawings or plans to identify potential asbestos-containing materials (PACM) that will be disturbed during renovation or demolition projects requiring permits from the NYCDOB.
- Perform visual inspections and bulk sampling of PACM following NYS/NYC regulations to determine the presence or absence of asbestos.
- Collect representative samples of identified materials and ensure proper labeling and documentation.
- Coordinate with an ELAP certified asbestos laboratory for accurate analysis and testing of collected samples for asbestos content.
- Review laboratory results and interpret findings to determine the presence or absence of asbestos in sampled materials.
- Prepare comprehensive reports indicating the asbestos status of materials, locations of asbestos-containing materials (ACM), and hazard assessments for each ACM.
- Collaborate with clients, architects, and expeditor teams to provide guidance on response actions and cost-effective steps in case asbestos is detected.
- Ensure compliance with NYC Local Law 76/85, which mandates an asbestos survey even if prior information suggests the absence of asbestos in the building or project materials.
- Complete electronic filings with the NYCDOB and the NYC Department of Environmental Protection (DEP) to issue the ACP5 Asbestos Assessment Report within 24-48 hours upon receiving laboratory results.
- Sign and stamp the ACP5 form as a licensed New York City Asbestos Investigator and deliver the report electronically to the client, architect, or expeditor.
- Maintain accurate records of inspection findings, test results, certifications, and manufacturer's documentation pertaining to non-asbestos status of building materials used in projects.
- Stay up-to-date with NYS/NYC regulations, industry best practices, and advancements in asbestos inspection techniques and methodologies.
Qualifications:
- Possession of a valid license as an Asbestos Inspector and Investigator from both the New York State and New York City regulatory authorities.
- Proven experience and expertise in conducting asbestos Investigations, sampling, and analysis in accordance with NYS and NYC regulations.
- Sound knowledge of NYS/NYC regulations related to asbestos-containing materials, inspections, and reporting requirements.
- Familiarity with NYCDOB permit processes and the electronic filing systems.
- Strong attention to detail and ability to accurately identify potential asbestos-containing materials.
- Excellent communication skills to effectively collaborate with clients, architects, and expediter teams.
- Ability to interpret laboratory results and provide clear and concise reports to stakeholders.
- Proficiency in using specialized equipment for sampling and personal protective equipment (PPE) to ensure safety during inspections.
- Strong organizational skills to manage multiple projects, prioritize tasks, and meet deadlines.
- Commitment to maintaining professionalism, ethical standards, and confidentiality in all aspects of work.
