Job Summary:
The Leasing and Re-Certification Consultant ensures the smooth operation of our community by managing leasing activities, assisting with resident certifications, and maintaining compliance with regulatory requirements. This role involves collaborating with residents, applicants, and staff to provide exceptional service and uphold property standards.
Key Responsibilities:
Leasing Activities
- Conduct property tours, showcasing available units and amenities to prospective residents.
- Assist applicants in completing the leasing process, ensuring all required documentation is submitted.
- Prepare and execute lease agreements in alignment with company policies and regulations.
- Stay updated on current rental rates, unit availability, and market trends to support leasing efforts.
Re-Certification Process
- Oversee annual and interim re-certifications, ensuring all deadlines are met.
- Collect and verify resident documentation for income and asset qualifications.
- Prepare re-certification paperwork in compliance with HUD, Tax Credit, or other applicable program guidelines.
- Resolve discrepancies promptly to maintain regulatory compliance.
Compliance & Documentation
- Maintain organized and accurate records for leasing and re-certification activities.
- Ensure adherence to Fair Housing laws, HUD regulations, and Tax Credit requirements.
- Work with the property manager to address audit findings and compliance concerns effectively.
Resident Relations
- Act as the primary contact for resident inquiries regarding leases and re-certifications.
- Provide excellent customer service by addressing resident concerns promptly and professionally.
- Assist residents in accessing resources to support housing stability when applicable.
Administrative Support
- Update and maintain leasing and certification data in property management software (e.g., Yardi, OneSite).
- Generate required reports on occupancy, leasing, and compliance.
- Manage waitlists and support applicant screening processes.
Required Skills:
- Excellent communication and interpersonal skills to interact effectively with potential tenants and current residents.
- Strong sales and negotiation abilities to close leases and address tenant concerns.
- Detail-oriented approach to accurately manage tenant files and compliance documentation.
Qualifications
- Education: High school diploma or equivalent required; some college coursework preferred.
- Experience: 1-2 years of experience in leasing, property management, or affordable housing programs.
- Skills: Exceptional communication, organizational, and attention-to-detail abilities.
- Technical Proficiency: Experience with property management software and Microsoft Office Suite.
- Knowledge: Familiarity with HUD, Tax Credit, and affordable housing regulations is a plus.
Compensation:
Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required.
The role is considered non-exempt (Full-Time, 40 Hours/Week) may be eligible for overtime pay in accordance with federal and state law. The anticipated base pay range for the position is $20.00- $20.00 per hour.
