WBP Development LLC is seeking a full-time Leasing Manager for a private apartment home community located in Middle Island, NY.

As a Leasing Manager, you will have the opportunity to provide a high level of customer service to our residents and prospective residents. By gaining knowledge of the competitive market and surrounding amenities, you will be able to tour prospects and secure leases. You will experience an energetic and collaborative environment while working with the team to plan property events, resident functions, and outreach marketing. You will be an integral part in creating a high level of resident satisfaction and retention which will result in positive on-line reviews and ratings. Primary Responsibilities:
- Welcome prospective residents and provide tours of the community to generate leases.
- Follow up with prospects via email and telephone.
- Develop full knowledge of application information required, screening processes and policies regarding rentals.
- Responsible to play an active role in the renewal process. Send out renewal notices to expiring leases 90 days in advance. Work closely with management team to set rents.
- Establish and maintain relationships with local employers who can refer employees.
- Prepare leases for move ins and renewals; assist prospective residents with the application process.
- Ensure approved applicants’ move-in process is smooth.
- Thorough knowledge of lease terms, specifications, and all community policies.
- Have a complete understanding of the apartments and amenities of the community as well as competitor communities.
- Research and produce comparable (comp) reports. Knowledge of current market conditions.
- Complete weekly and monthly rental activity reports. Work closely with the management team to ensure that the apartment community is meeting targeted occupancy and revenue goals.
- Assist in processing resident requests, payments, and leasing documents.
- Monitor social media and resident reviews. Generate awareness through social media and other marketing avenues. Collaborate on marketing ideas and assist in coordinating resident functions.
- Position may be required to perform duties outside their normal responsibilities as needed and when requested; positions require working on Saturday and Sunday; days off to be set with supervisor.
- Responsible for ensuring the “model” apartments and target apartments are ready for show; responsible for maintaining work areas and office in clean and orderly manner; need to have an awareness of the “curb appeal” of the property.
- Maintain contact with all apartment locator services and local businesses to provide informational material. Update periodically.
- Efficient and timely processing of all required administrative forms, reports, and related information.
- Responsible for always maintaining a professional appearance and attitude.
- Acts as liaison to attorneys, outside vendors ensure compliance with Fair Housing Laws and Affirmative Fair Marketing plans.
Qualifications:
- Sales Aptitude. Leasing experience is a plus but not required.
- Superior customer service skills.
- Strong verbal and written communication skills.
- Professional attitude and demeanor with an energetic and positive can-do attitude.
- Weekend availability is required.
- NY State Real Estate Salesperson License a plus, but not required.
- Knowledge of Yardi and Rent Café is required.
Education / Work Requirements:
- High School or GED diploma
- Prior residential experience helpful
Salary:
- Salary will range from $52,000 - $72,000 depending on monthly occupancy bonuses
