Lease-Up Community Manager
Dream Live Prosper Communities believes in allowing our Community Managers to truly run their business and assume responsibility for this multi-million dollar business of taking care of our investment and our residents, customers, and associates, making this position larger in scope and responsibility than a typical community manager position. You will be responsible for your community achieving a community budget through driving financial performance and a team mentality. You will communicate with your direct supervisor on all aspects of community operations.
We are seeking a dynamic and experienced Lease-Up Community Manager to join our team and oversee the leasing process for our newest property development. As the Lease-Up Community Manager, you will play a critical role in achieving maximum occupancy and ensuring the successful launch of our property.

About this opportunity:
- Location: Dream Winter Haven 3800 Ave J NW, Winter Haven, FL 33881
- Compensation: $65,000 Annually + depending on experience
- Position type: Full-time
- This job requires a flexible schedule with varied work hours that may include weekends, but typically, Monday - Friday requirements for this position.
What we are looking for in a Lease-up Community Manager Candidate:
- Proven track record of achieving leasing goals and maximizing occupancy rates.
- Class A market-rate lease-up experience
- Strong understanding of marketing principles and techniques, with demonstrated experience in developing and executing effective marketing strategies
- Strong background in multi-year multifamily property management.
- 3+ years of experience in managing multiple direct reports.
- Proven ability to drive positive results while embodying and promoting core values.
- Excellent verbal and written communication skills.
- Solid analytical skills, including working with income and financial statements.
- Demonstrated examples of change leadership and on-site project management responsibility.
- Empowerment, accountability, and a successful track record of achieving goals, driving performance, and developing team members.
- Experience with Appfolio, G-suite, and Microsoft Office is a plus.
What you will do as a Community Manager :
- Monitor leasing documents and ensure accurate data entry.
- Review renters insurance, utility transfers, move-ins, and file checklists.
- Review and approve/decline applications and update Appfolio decisions.
- Execute all new leases and maintain up-to-date marketing materials for available units.
- Assist with court appearances and handle notices.
- Track leasing activity and provide detailed performance data on a weekly, monthly, and quarterly basis.
- Host monthly leasing meetings to review challenges, incentives, availability, and bonuses.
- Submit commissions for leasing agents by payroll cutoff dates.
- Onboard, train, and mentor new Leasing Agents.
- Manage security deposit dispositions and attend required meetings.
- Develop and implement comprehensive marketing strategies to attract prospective tenants, including online listings, social media campaigns, and community outreach initiatives.
- Network with Chambers of Commerce, local businesses, and association events.
- Attend company/industry events occasionally, including nights and weekends as needed.
- Lease up our newest development community towards stabilization occupancy rate by implementing effective marketing strategies.
- Review and provide feedback on leads, tours, and follow-up activities.
- Assist with property inspections and communication with single-family teams.
- Provide extraordinary resident and prospect service and satisfaction.
- Develop and maintain positive resident relations, including urgent follow-up.
- Execute retention and renewal programs in line with budget expectations.
- Manage the administration of activities related to the physical operation of the community.
- Build and manage the budget for the community, including operations and capital expenses.
- Control expenses and manage revenue to meet NOI parameters.
- Strategize with the President & SVPs to achieve financial goals.
- Be a key contributor to the attainment of all management company goals and new initiatives.
- Work closely with project, construction, and asset management teams to execute according to budget guidelines.
- Participate in regular community inspections to ensure curb appeal aligns with standards of excellence.
