Responsible for Leading the property marketing & leasing plan. Responsible for ensuring that all policies related to branding, leasing, and marketing are fulfilled in accordance to policies and procedures outlined by management. Will assist in ensuring that there is consistency at the site and that all team members adhere to best practices. the leasing of all vacant homes and pre-leasing all homes that become vacant. He/she will ensure that all customer needs are met in a professional and courteous manner. He/she will coordinate the community marketing strategies to generate prospective residents and for converting those prospective residents into actual leases. He/she will ensure resident satisfaction to reach levels of occupancy and build better community relationships.
Responsibilities:1. Ensure Site Compliance and national branding, programs and marketing goals are outlined in the annual marketing plan.
2. Supervise the planning, preparation and implementation of marketing and leasing events, property events, social media competitions, etc. as approved.
3. Complete and submit accurate reports in a timely manner as required.
4. Assist, review and ensure execution of monthly marketing calendars and initiatives. Establish sales and marketing strategies to increase traffic and closing ratios.
5. Responsible for answering phones and inquiries on housing availability. Have the ability to speak confidently and explain all inquiries as to the various community features and benefits offered.
6. Conduct daily follow-up on guest cards.
7. Responsible to Market and Lease all apartments.
8. Distribute flyers and marketing collateral related to leasing and advertising etc. as approved.
9. Attend, Participate and Collaborate in Leasing Events and Activities, Property Events, Social Media Competitions, etc. as approved.
10. Responsible for conducting weekly market surveys and regular competitor’s visits.
11. Responsible for processing applications, leasing documents, notices to vacate.
12. Keeps accurate records of all inquiries, applications, and waitlist.
13. Ensure completion of all required documentation to process the application including completion of the Lease and Move-in packet as well as all required leasing reports.
14. Facilitates “move-in” process including touring models or vacant units, set up mini models as needed, promoting the property and lease signing.
15. Scheduling and assisting with periodic inspections and conducting Move-In and Move-out inspections with the residents.
16. Responsible to pre-inspect homes as assigned by supervisor prior to a scheduled Move-in to assure clean, habitable conditions and to create a favorable first impression.
17. Conduct all business transaction in accordance with Michaels policies and procedures, and in compliance with Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and all Federal and State Laws. Enforces and adheres to company policies, rules and regulations.
18. Ensure the Move-in packet is completed according to the guidelines and in compliance with Fair Housing Laws.
19. Maintain resident confidentiality and comply with code of ethics.
20. Maintain mutually respectful, collaborative relationships with staff and residents.
21. Ensure completion of training such as Fair Housing.
22. Participates in staff meetings and trainings as directed by supervisor.
23. Perform other related duties and responsibilities as assigned.
Required Experience:
Any combination of experience, education or training that will assist the employee to successfully fulfill the required knowledge, skills and abilities.
- Experience with Marketing / Leasing, Lease Up and Customer Service preferred.
- High degree of proficiency in MS Word and excel.
Required Education/Training:
High School Diploma /and or GED
Computer skills including MS Word, Power Point and Excel
Required Skills and Abilities:
- Advocate, organize, problem-solve and obtain results for residents.
- Ability to troubleshoot and prioritize work.
- Ability to remain calm in stressful situations and exercise resolution skills where appropriate.
- Ability to work in a fast-paced team environment.
- Effectively present information, and respond to questions from Residents, Supervisors, and co-workers.
- Capacity to operate independently and resourcefully, taking initiative and exercising own judgment for majority of work.
- Communicate clearly and concisely, both orally and in writing.
- Strong organizational and sales skills.
- Preferred knowledge of Property Management specific software, i.e. Yardi, RealPage.
Working Conditions:
The employee’s work involves primarily office work in a typical office environment, however, will be required to show available units to prospective residents which may involve driving, walking, climbing stairs as part of home inspection tours in a variety of weather conditions. As well as distribute marketing collateral and advertising materials. There is some degree of stress resulting from working in a close environment as well as working with the public and other employees. Weekends Required.
Salary Range Information:
The range displayed on each job posting reflects the targeted base salary for the position. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
