POSITION SUMMARY:
Job Purpose:To perform all necessary functions in the operation, preventive maintenance and repairs of buildings and equipment in a variety of tasks, including but not limited to apprentice electrical, mechanical, and HVACR. Perform duties consistent with the Mission Statement for the Maryland Office and Industrial Division.
Supervision & Authority:Under the general supervision and direction of the Chief Engineer. In cases where Chief Engineer is not immediately available, the Lead Engineer is expected to provide supervision of Maintenance Engineering Team. The Lead Engineer complies with established Office Building Operating Policies and Procedures (Policies and Procedures).
Performance Standards: The effectiveness of the Lead Engineer will be measured by the achievement of the above-mentioned responsibilities.
Reporting Relationship: Under the general supervision and direction of Chief Engineer, Assistant Property Manager and/or Engineering Manager, the Lead Engineer complies with established Office Building Operating Policies and Procedures.

DUTIES & RESPONSIBILITIES:
- Utilizes knowledge of Maintenance Engineering disciplines in the performance of daily functions such as, but not limited to the following:
- Cleans coils, changes air filters to HVAC equipment, and lubricates motors and bearings.
- Monitors temperature and humidity of occupied areas throughout the facility.
- Checks the operation of all mechanical equipment daily.
- Checks and maintains electrical controls, makes all necessary repairs including installation of new equipment as needed, replaces bearings, pulleys, and belts as assigned.
- Effectively documents, in engineers' log, daily occurrences in the operation and maintenance characteristics of said responsibilities.
- Communicates with others as to condition of assigned areas and all related equipment.
- Effectively communicates any equipment malfunctions, repairs made, and materials used by the Chief Engineer, Assistant Property Manager and Engineering Manager.
- Effectively communicates verbally over telephone to facilitate routine maintenance calls or in the event of an emergency, inform the proper personnel.
- Effectively documents preventive maintenance work orders in a timely manner and returns same daily
Other Duties and Responsibilities:
- Fills in for other Building Engineer's in case of illness or vacation.
- Performs normal cleaning functions (i.e. sweeping, mopping, waxing, washing, and painting of equipment to maintain a clean, safe maintenance area as assigned).
- Replaces light bulbs in and around facility to keep a well-lit and safe working atmosphere.
- Shovels snow, maneuvers snow blower and applies salt as needed during inclement weather conditions.
- Performs Preventive Maintenance inspections.
- Performs other duties as assigned in any other area of the facility as directed by the Chief Engineer.
JOB REQUIREMENTS (SKILLS/ABILITIES):
- The ability to effectively communicate verbally and document all daily activities associated with the safe operation and maintenance of assigned equipment.
- Knowledge of small tools and safe handling practices associated with repair and maintenance of assigned equipment.
- Ability to work with little or no supervision.
- Knowledge and ability to handle all emergency situations, and equipment breakdown, malfunction or failure.
- Must be able to effectively reach all maintenance equipment in case of an emergency and for day-to-day repair and maintenance.
- Must be able to read and interpret uncomplicated blueprints, electrical schematics, control circuits, and drawings as related to assigned areas.
- On a 24-hour basis, responds as necessary to any building emergencies. Carries cellphone, on a rotational basis, for after hours, on call, coverage.
- Direct and monitor contractors who may be working at the facility.
Education/Experience:
- High School graduate or G.E.D. Certificate preferred or with equivalent combination of training and experience is necessary.
- Minimum of four (4) years of experience in the Building Engineering field desired.
- CFC Universal preferred
- State or local licensing preferred
Physical Demands:
- Lifting and moving material (tool carts [on wheels]) is required.
- Ability to lift, move, handle, and repair equipment, replace as necessary large, heavy parts and materials as needed for the repair and maintenance of the facility.
- Frequent stooping and bending are required. Must be able to work in close quarters.
- Frequent climbing of ladders is required to align oneself with facility equipment and/or the maintenance/repair of such equipment.
- May be exposed to inclement weather situations such as snow, freezing rain, icy or slippery footing, stormy and cold winds. Also, repeated bending and stooping while shoveling, scraping or salting outside areas may be necessary.
Working Conditions:
- Generally, works in a clean, safe working atmosphere with a well-lighted temperature-controlled environment.
- Exposure to inclement weather conditions as necessary for the repair and maintenance of facility equipment, including all ground areas.

The actual base pay offered is determined by several variables, including, as appropriate, the applicant's qualifications for the position, years of relevant experience, distinctive skills, level of education attained, certifications or other professional licenses held. Base pay is one component of B. F.
