Position Overview:
The Phoenix Division of Ashton Woods Homes is in search of an experienced specialist for the Land Development department. This position will be responsible for processing the bidding, contracting, contract administration, and accounts payable for land development consultants and contractors. The role is also responsible for updating development budgets monthly.
Responsibilities:
Responsibilities of this position will include, but not be limited to:
- Consultant and Trade vendor setup, Consultant/Subcontractor Agreement, and insurance compliance.
- Assemble, file and track approved plans and permits.
- Order and track all financial assurances for Land Development needs.
- Will be responsible to track and update budgets monthly with change orders, etc.
- Ensure all land development invoices/draws/check requests meet necessary internal requirements (full manager approval, accurately taxed, appropriate lien waivers included, etc.) before processing for payment.
- Assist in the land development bidding and contracting process, including the assembly and distribution of bid packages. Input and assist in the spreading of bids. Prepare bid award and decline notices.
- Work with field management team to ensure that development budgets are updated with current contract values and change orders.
- Manage Joint Development Agreement draw payment processing.
- Assist in the preparation, filing, and tracking of SWPPP and Dust Control permitting for the Department.
- Assist the field management teams with in-office support.
- Administrative tasks such as filing, photocopying, faxing, distributing documents, word
processing, organizing binders, etc.
- Act as a liaison between the land department and other departments throughout the organization and process the distribution of materials needed by other departments
Physical & Mental Demands:
- Must be able to read, write, and speak fluently in English.
- Employees in the position are required to be able to hear and have vision sufficient to utilize all office equipment.
- Use of hands and fingers is required to utilize standard office equipment.
- Ability to drive own vehicle required.
- Use of feet and legs required to walk, climb and maneuver within construction sites.
- Requires occasional lifting up to 50 pounds.

Working Conditions:
Work is generally performed in the field, i.e. home building construction sites. Occasional work will be performed in a typical office environment and may involve the use of standard office equipment. Work is typically active in nature, but some sitting may be required. Fast paced environment subject to numerous schedule and priority change and short notice activity.
Qualifications:
- Over 2 years of experience in land development administration preferred.
- Knowledge of Business English and related correspondence formats; requires extensive follow- up on all correspondence.
- Strong Computer skills; proficient in Excel, Word, Outlook, and PowerPoint
