About the Job
Quest Group Executive Search is looking for a Land Development Manager / Civil Engineer / Project Superintendent to play a key role in overseeing and managing the land development, engineering, design, and construction of single-family residential projects. You will work closely with project managers, architects, contractors, and internal teams to ensure projects are delivered on time, within budget, and in compliance with quality and safety standards. You will be responsible for managing technical aspects of the projects, resolving engineering issues, zoning and land development issues and ensuring Projects are delivered on time and on budget.
Key Responsibilities:
Project Planning and Coordination:
- Collaborate with the project manager and development team to establish project objectives, timelines, budgets, and engineering requirements.
- Assist with the development and review of project schedules, ensuring milestones are met and any delays or issues are promptly addressed.
- Coordinate the activities of subcontractors, vendors, and internal teams to ensure smooth project execution.
Design and Engineering Oversight:
- Review and approve architectural, structural, and MEP (mechanical, electrical, plumbing) designs to ensure they meet project specifications and local building codes.
- Work with architects and engineers to resolve design conflicts or technical challenges that arise during the development process.
- Conduct regular site visits to ensure design intent is followed and that construction quality is maintained.
Construction Management:
- Monitor project progress and ensure adherence to construction schedules, budgets, and safety standards.
- Manage technical aspects of construction, including material selection, quality control, and adherence to local, state, and federal building codes.
- Perform inspections and audits to ensure compliance with engineering standards, local regulations, and company quality protocols.
Problem Solving and Issue Resolution:
- Proactively identify potential engineering issues or risks and recommend solutions to prevent delays or cost overruns.
- Address and resolve on-site construction challenges, collaborating with subcontractors and contractors to implement solutions quickly.
- Lead troubleshooting efforts for complex engineering problems and ensure they are resolved in a timely manner.
Collaboration and Communication:
- Serve as a liaison between the project team, contractors, architects, and local authorities to ensure all parties are aligned on project goals and requirements.
- Provide regular updates to senior management on project status, risks, and opportunities for improvement.
- Ensure proper documentation and reporting are maintained throughout the project lifecycle.
Cost Management:
- Assist in managing project budgets by tracking costs, reviewing change orders, and ensuring cost-effective use of resources.
- Help evaluate bids, procure materials, and negotiate contracts to ensure project cost-efficiency.
Safety and Compliance:
- Promote and enforce a culture of safety on-site, ensuring all work complies with OSHA regulations and company safety standards.
- Ensure that environmental and zoning regulations are adhered to throughout the construction process.
Qualifications
- Education:
- Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related field. Master’s degree is a plus.
- Experience:
- 5+ years of experience in project engineering or construction management, with a focus on single-family residential development.
- Proven experience managing multi-phase construction projects, including planning, coordination, budgeting, and execution.
- Strong knowledge of residential construction practices, materials, and technologies.
Skills
- In-depth understanding of building codes, zoning laws, and safety regulations.
- Proficient in construction management software (e.g., Procore, Buildertrend, or similar).
- Excellent communication, organizational, and problem-solving skills.
