Job Title: Land Development Manager - Residential Construction
Job Description: We are seeking a skilled and experienced Land Development Manager to oversee the land development process for residential construction projects. The ideal candidate will have a strong background in project management, coordination with engineers and consultants, permitting processes, budget management, and site inspections.
Key Responsibilities:
- Review permitting ordinances for various municipalities and ensure compliance with regulations.
- Conduct site inspections to assess project status, progress, and risk management.
- Prepare and lead Starts Meetings and Notices of Intent (NOI) for land development projects.
- Create and maintain budgets, pro forma, and development schedules, ensuring timely updates and oversight.
- Coordinate with primary engineers, consultants, and agencies for permitting, insurance, and close-out requirements.
- Oversee the construction of entrances, lots, amenities, and associated infrastructure, including roads, drainage, water, sewer, and landscaping.
- Manage project budget in coordination with the Land Administration team, review field purchase orders, and provide reporting.
- Coordinate contractors and inspectors to ensure completion of land development tasks.
- Order and track plats, bonds, as-builts, deeds, and easements in collaboration with surveyors, engineers, and attorneys.
- Work with dry utilities to ensure timely installation according to schedule.
- Maintain development timelines and track warranties for completed projects.
- Process pay applications and code expenses according to budgetary guidelines.
- Serve as a member of the HOA Advisory Board and Architectural Review Board (ARB) for owned developments.
- Coordinate site safety measures for contractors and public access.
- Manage site erosion control program to prevent environmental damage.
Requirements:
- Five plus years of relevant experience in land development or a related field.
- Proficiency in Microsoft Office Suite (Excel, Word, Outlook) and PDF Expert or similar software.
- Familiarity with KOVA software preferred.
- Strong understanding of permitting processes and regulations.
- Excellent organizational and multitasking skills.
- Effective communication and coordination abilities with various stakeholders.
- Ability to manage budgets, schedules, and project timelines effectively.
- Attention to detail and commitment to quality and compliance.
