Current Project Needs:
Support on development/entitlements/construction processes of Fox Park. This role may extend to other projects in Denver or in the mountains as needed and depending on workloads. Opportunity for career growth is abundant.
Position Start Date: 1-3 months
Project Description:
Fox Park is a new master planned community which will consist of 3,400 apartments, hotel, music venue, 2M SF of office, cultural centers, and retail. The project is centered around the adaptive re-use of the old Denver Post Printing Press building which is being saved and re-used as the new World Trade Center offices, corporate offices, and boutique hotel. The project will be surrounded by open space/public parks, below grade parking structures, and neighboring parcels to be developed. The community will be interconnected and will improve circulation through Globeville and Sunnyside for a more connected Denver. This project is expected to be ongoing for 8+ years. Currently the project is completing the soil remediation on all 42 acres of the project and is set to be considered “all clear” in early 2024. The soil remediation will pave the way for us to complete the essential below grade infrastructure, roads, bridges and sidewalks necessary to support all future developments. We will continue to be the master developer, but will also be developing vertical projects across the 42 acres. As well, we will be joint-venturing on several of the individual developments with local developers in Denver.

- Position is full time in Denver, CO
Qualifications:
- Minimum 5 years of experience in ground up Real Estate Development or Construction Management
- Degree in Real Estate/Business, Civil/Architectural Engineering, Construction Management
Recommended Skills and Expected Responsibilities:
- Strong budget management skills
- Understanding of project financial models and goals
- Understand and report on project financials
- Provide detailed monthly reports to stakeholders and project executives
- Excellent interpersonal and project management skills necessary to manage a large GC team, design team, consultants, building officials, direct Owner-controlled subcontractors, procurement, and installation of FFE, turnover, and occupancy
- Ability to have professional interactions with all components of the project team, investors, affiliates, and partners.
- Experience managing Architects, Designers, and Consultants
- Experience managing General Contractors through construction
- Experience reading construction plans and specifications
- Manage and track construction schedule and manage an overall master project schedule
- Experience with projects utilizing OCIPs
- Exceptional communication skills and attention to detail
- Run or support meetings, collaborations, and provide coordination between various project components
- Review and negotiate pay applications from GCs, Architects and consultants
- Compile monthly lender draws
- Sound understanding of contractual requirements of the developer’s master plan, development agreements, and other obligations
- Assist in development of lease agreements for future tenants
