Role Overview
The Land Analyst is a pivotal role within the Development team that requires a data driven approach into understanding development costs, projecting home site needs, and evaluating land acquisition opportunities. The main objectives of this role are to uncover cost centers than can be optimized and maintain cost analysis tools that facilitate acquisition and project underwriting. A proficiency in Microsoft Excel and a passion for budgeting are a vital foundation for success in this role.
Core Functions
- Perform preliminary research of residential land and finished lot opportunities
- Update regional lot inventory take-downs monthly for accurate project start/finish dates for development phases and forecast future acquisition needs
- Perform community phase cost comparisons for projects to identify trends and gain understanding for baseline cost
- Collaborate with Land Developers to audit budgets and establish accurate monthly lot cost for Margin Projections
- Progressively streamline analytics tools to undercover where the greatest potential for improvement is

Work Environment & Physical Requirements
- Office environment: works in temperature-controlled environment.
- Vision for near, mid-range and far as well as hearing for low, medium, and high pitch.
- Requires physical ability for standing, sitting, crouching, kneeling, frequent walking, reaching above head and below waist.
- Frequent walking on uneven surfaces (dirt, concrete, rock, etc.).
- Ability to navigate hazardous conditions such as frequent moving vehicles, construction equipment, and various construction materials.
- Must have a current and valid driver’s license and must be able to be insured by company fleet insurance.
- Ability to lift 5 - 20 pounds.
Hours and Schedule
- 40 - 45 hours per week (8am-5pm, Monday - Friday).
- Travel is occasionally required.
