Position Description:
The Maintenance Technician supports the property's daily upkeep, including maintenance, janitorial duties, landscaping, and snow removal. This role offers on-the-job training and an opportunity to work in a team-oriented environment while gaining hands-on experience in property maintenance. This position also requires flexibility for emergency off-hours, including evenings and weekends.
Essential Functions:
Maintenance and Janitorial Operations (90% of time spent):
- Perform daily cleaning and housekeeping tasks to ensure the property is neat and welcoming.
- Mow, trim, and maintain landscaped areas.
- Troubleshoot and assist with basic plumbing repairs (e.g., unclogging drains or fixing leaks).
- Assist with minor repairs, painting, and general maintenance tasks.
- Operate equipment such as lawnmowers, snow blowers, and Kubota machinery (training provided).
- Conduct snow removal and apply de-icing materials to walkways and parking lots during winter.
- Assist the Maintenance Supervisor with coordinating access for contractors and vendors.
Leasing, Displays & Marketing Support (5% of time spent):
- Open and close duties as needed.
- Assist with event setup and teardown, including moving tables, chairs, and displays.
- Support leasing and marketing by helping to prepare vacant spaces and install or remove signage.
- Aid in holiday decoration setup and removal.
Team Meetings (5% of time spent):
- Participate in daily check-ins with the Maintenance Supervisor or General Manager.
- Attend scheduled team meetings and contribute to discussions about maintenance needs.
Competencies:
- Ability to operate basic equipment and tools, including lawnmowers and snow blowers.
- Eagerness to learn about maintenance systems, including plumbing, electrical, and HVAC.
- Strong attention to detail and time management skills.
- Dependable and self-motivated with a positive attitude.
- Ability to lift and carry up to 50 pounds.
- Professional and courteous demeanor when interacting with tenants and the public.
Candidate Should Possess:
- High school diploma or GED preferred.
- Must be able to read, write, and do simple calculations.
- A willingness to learn new skills on the job.
- No prior experience required—training will be provided!
- Flexibility to work evenings and weekends as needed.
