About the Job
We're looking for a skilled HVAC Mechanic. The ideal candidate will be responsible for maintenance of all building equipment and systems and performance of preventative and unscheduled maintenance, as directed. You will also be responsible for inspection and troubleshooting of mechanical problems and building equipment.
ESSENTIAL JOB FUNCTIONS:
- Operate building equipment and systems as directed by Chief Engineer.
- Use best practices to troubleshoot and repair equipment and system issues in a cost-effective manner. Ensure issues are resolved in a timely fashion with minimal impact to the property or customers.
- Acknowledge and respond to all service requests timely. Requests include but not limited to the following:
- Plumbing – faucet and toilet repairs
- Electrical – lighting, switches and receptacles repairs and motor replacements. Installation of new electrical circuits on an as needed basis utilizing the regional electrician.
- HVAC – respond to and troubleshoot hot and cold calls, maintain base building plant operations consisting of: cooling towers, heat pumps, chillers, dedicate units, and boilers. Such maintenance may consist of repair, replacement and periodic maintenance (clean cooling towers, replace filters, grease fittings, test readings of units to ensure proper operation, maintain and control the energy management system, supervise: Eddy Current tests, generator service intervals, chemical water treatment readings.
- Door Hardware and Locks – adjust door closure, tighten hinges, install hardware and maintain the base building card access system.
- Conduct continuous building inspections.
- Utilize the building’s work order system to complete and record all preventative maintenance assignments and scheduled tasks on time.
- Comply with safety and environmental procedures and programs, specifically hazardous communication, lockout – tag out, asbestos O & M, Personal Protective Equipment (PPE) and water intrusion awareness.
- Employees will embrace, engage and enforce all regulatory and company environmental, health and safety programs.
- Miscellaneous duties as assigned.
Qualifications:
- Approximately 3-4 years’ experience in property maintenance and mechanical repair in office buildings.
- Two-year trade school certificate emphasizing HVAC, electrical, plumbing, life safety and building control systems.
- Relevant state/local license for stationary engineer and/or HVAC, plus universal level refrigerant recovery license.
- Strong “hands on” troubleshooting skills in HVAC, electrical and plumbing.
- Strong customer service skills.
