Areas of Responsibility and Job Requirements:
Ensure compliance with all regulatory requirements for a mix of sites that include both Section 8 and LIHTC units.
Responsibilities include, but are not limited to:
- Completes Project Based Section 8 recertifications (and LIHTC recertifications if blended site)
- Complies with all EIV requirements (i.e. – have WASS ID, take EIV security awareness test annually, run EIV Reports, etc.)
- Prepares and send reminder notices to the residents at 120, 90, 60, and 30 days
- Commences holdover for Failure to Recertify by 2nd day of effective month
- Maintains waiting lists in accordance with HUD regulations, when applicable
- Contacts, processes, and moves in applicants, when applicable
- Prepares monthly vacancy reports, when applicable
- Prepares for tenant file reviews with investors, syndicators, and monitoring agencies audits
- Assists in response to investor, syndicator, HUD, PBCAs and monitoring agency audits
- Completes monthly, quarterly, and/or annual reporting.
- Tracks audits, reporting recertifications, etc.
- Meets with residents as needed
- Performs additional duties as assigned/needed.
Minimum Education Requirements:
- High School Diploma or equivalent
- Bachelor’s degree, preferred
Minimum Years of Experience Required:
- 3+ years’ experience in affordable housing with recertification experience
Additional Knowledge, Skills and Abilities:
- Proficiency in computer applications including Microsoft Office MS Excel, required
- Proficiency in Yardi Affordable, required
- Section 8 or Tax Credit Certification, required
- Strong organizational skills with high attention to detail
- Must have excellent communication skills
- Bilingual, Spanish is a plus.
Competencies/Essential Job Functions:
This position consists mainly of sedentary work. The position may require exertion of up to 10 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. The role involves sitting most of the time.
The incumbent is required to have close visual acuity to perform activities such as: viewing a computer; extensive reading and visual inspection involving small defects. - This role frequently requires incumbent to talk and hear, expressing or exchanging ideas by means of spoken work and the ability to receive detailed information through oral communication, and to make distinctions in sound.
- This role occasionally requires incumbent to climb, balance, stoop, kneel, crouch, crawling, reach, stand for long periods of time, walk, push, pull, feel and touch objects with fingers, palm, and hands and to lift up to 10 pounds.
Work Environment:
The incumbent may occasionally be subject to environmental conditions (protection from weather conditions, but not necessarily from temperature changes.
The incumbent may occasionally be subject to noise sufficient to cause the worker to shout in order to be heard above the noise or vibration.
