About the Job
Our client is a real estate development and property management firm with a diverse portfolio of restaurants, commercial offices, multi-family buildings, high-end residential Malibu homes, and raw land assets. They are currently developing a luxury high rise building containing a luxury hotel and branded residential condos. They are seeking a Hotel Development Associate to take the lead and oversee all phases of the hotel development process, working with project stakeholders on financing and hotel brand selection through construction.
This is an in-person role in downtown Los Angeles.
Responsibilities:
- Oversee planning, budgets, financial feasibility, entitlements, debt financing, capital raising, hotel flag negotiation and branding, financial projection, and overall project development management
- Prepare valuation analyses for different debt and equity structures
- Turn complex investment analysis data into visually compelling graphics, designing engaging and informational pitch decks
- Negotiate and draft loan partnership agreements, managing the financial closing of each assigned development and ensuring all government and financing regulations are met
- Raise and source capital for development projects, secure debt financing
- Create and manage pro forma operating and development budgets throughout the development process to ensure achievement of revenue goals and KPIs
- Help secure the necessary financial resources to undertake some transactions, including preparing applications for tax credits, soft funding sources, and responses to requests for qualifications/proposals
- Work alongside the Principal on new development projects
- Prepare informational materials outlining key terms and conditions for potential lending sources and investors
- Negotiate (or assist in negotiating) intricate legal documents such as term sheets, loan documents, and joint venture agreements
Qualifications:
- Bachelor’s degree, required; MBA or other relevant advanced degree preferred
- 5+ years of experience in real estate development, with a deep understanding of the hotel real estate market and ability to unravel complex, multilayered real estate financing projects
- Excel financial modeling guru with best-in-class investment analysis skills- Experience with EB5 preferable
- Excellent written and verbal communication skills
- Top-notch analytical and quantitative skills and financial acumen, highly proficient in real estate underwriting and additional finance concepts
- Ability to wear multiple hats and juggle several projects simultaneously in a fast-paced environment
- Confidence, sound judgment, great decision-making skills, and ability to think outside the box
Compensation: Targeting a base salary of $120-150k + bonus
