Residential Property Supervisor
A registered National Historic Landmark in Hartford
A truly unique work arrangement as the Maintenance Supervisor, you will receive a paid annual salary along with an onsite apartment free of charge (which is optional). Living on site is not a requirement, however, living close by within an on-call distance is required. Additionally, you will receive fully paid benefits for you and your spouse.
As The Maintenance Supervisor, this is a hands-on position working under the direction of the Executive Director. You will oversee any outside maintenance vendors hired for maintenance services for the establishment.
You will be responsible for all physical operations of the apartment community, particularly preservation and maintenance of the assets, in accordance with policies and procedures defined by the company.
About the Property: The building is a historic brownstone property with 40 onsite residential apartments for senior women of faith with limited income and assets in Hartford, CT. Additionally, there is an onsite chapel on the premises. The original mansion went through renovations to create separate apartments, offices, and a chapel in the early 1900s and still withstands the architect integrity today.

Additional Responsibilities:
- Monitor and direct scheduling of all maintenance personnel and vendors.
- Administer maintenance functions, and accurate tracking of inventory for repair and maintenance.
- Responsible for turnover process, troubleshooting and repair of all mechanical systems, such as HVAC, plumbing, electrical, appliances, interior building issues as well as some exterior maintenance such as gutters, roofing, concrete, walkways, exterior doors, etc to meet satisfactory and timely completion of service requests.
- Continuous observation and reporting of potential liability concerns or safety hazards.
- Monitor and supervise all vendors and outside contractors to ensure the quality and completion of work.
- 10 Years experience with facility / apartment maintenance.
- Trade School Degree or Certification OR Associates Degree
- Direct supervisory experience.
- Proficient in most areas of apartment maintenance including plumbing, electricity, painting, drywall, floor coverings, carpentry, locks, appliances, roofs and life safety equipment. Window screens and blinds
- Fosters a positive, active and collaborative relationship with residents, communities, and associated agencies
- Conducts all community maintenance work, service requests, punch-outs, building inspections and preventative maintenance
- Ensures that all work is completed in a safe, prompt and professional manner
- Communicates with Property Managers about demonstrated concerns of the community
- Prepares maintenance reports and all other job-related documentation
- Adheres to company policies, rules, and regulations
- Participates in emergency on-call shifts and after-hours maintenance
- Conducts interior and exterior property inspections
- Picks up and delivers materials when necessary
- Completes daily operations of work-orders, unit turnovers, etc
- Assist regulatory agencies with unit and property inspections when requested
- Completes additional duties as described by the Maintenance Supervisor
- Rotating assignment of work location on monthly basis
- Interior and exterior doors and locks
- Light Fixtures
- Electrical circuits, receptacles, breakers, switches & fuses
- Toilets, sinks, vanities and disposals
- Appliances stoves, refrigerators, washers & dryers
- Rodent control
- Clean and inspect boiler and storage rooms
- Stair treads and cove basing
- Fencing
- Gutters, down spouts and connecting hoses
- Drywall damages
- Clearing drains and sewer lines or using vendor if necessary.
- Sub flooring, walls studs and floor joists
- Must have the ability to install, service, repair and/or replace the following items in a responsible and professional manner to meets industry standards
- Preserves and respects resident and applicant confidentiality
- Trusted with information and property of estate.
- Building maintenance with historical building restoration or historic building restoration and repair or and preservation is a PLUS!
- Basic computer knowledge, written skills and strong oral communication are required.
- Must be able to meet the physical requirements of the job
- Function effectively and professionally with internal staff and external guests.
Salary and Perks
- Job Type: Full-time Salaried 50-55K depending on experience
- On-site living arrangements at no cost to employee.
