Job Details
As Project Manager you will be responsible for overseeing all aspects of the construction process, including working closely with stakeholders to develop plans, establish timetables, and determine labor and material costs. They are responsible for ensuring the project is completed on budget and within scope. The primary Project Manager responsibilities are overall project planning, distributing resources, time management, risk management, creating benchmarks, managing the budget, managing staff, and managing key relationships with sub-contractors, consultants, engineers, and client representatives.
Roles and Responsibilities:
Manages all aspects of the project including construction, budget, and cash management for the project to ensure compliance with the project contract and owner needs.
Develops and manages the project schedule, pay estimates, project procedures, staffing requirements, and equipment resources needed to complete accurate and timely project production.
Assesses the initial project contract and supporting documents for completeness. Works with owner to resolve specification, contract conflict and scheduling issues.
Reports and documents changes to each job including change orders, submittals, change of plan set, changes to work orders due to the change order, and any other change to the original contract.
Ensures supplies and equipment are ordered and delivered according to schedule.
Obtain the appropriate permits and licenses from authorities for construction sites.
Monitor and control construction through administrative direction of on-site Superintendent to ensure project is built on schedule and within budget; investigate potentially serious situations and implement corrective measures.
Allocate and manage resources to ensure that they are available when they are needed throughout the construction process.
Collaborates with subcontractors, engineers, architects, and key team members of the project team.
Creates and presents monthly cost and revenue forecast.
Ensures project safety reviews and procedures are followed by conducting weekly safety checks and engaging in safety meetings. Supports the safety programs of the project and owner safety programs.
Leads project closeout procedures, finalizing contract paperwork, obtaining retainages, and working with management to resolve any project claims. Reviews all aspects of project work and completion.
Other duties and responsibilities may be assigned by Senior Project Manager or management team.
Qualifications
Skills and Qualifications:
Bachelor’s Degree in Construction Management, Civil Engineering, or other related discipline, or the equivalent combination of education and experience.
A minimum of 7-10 years of experience as a Project Manager, or in a similar position with experience in underground utilities, civil site work, and heavy civil projects.
Knowledge of field concepts, practices, and procedures related to commercial construction.
Strong organizational and time management skills.
Excellent written and verbal communication skills with all levels from client, management, to workers and sub-contractors.
Ability to understand plans and specifications.
Attention to detail and ability to recognize and correct discrepancies.
Strong work ethic and willingness to do whatever it takes to get the job done.
Creativity and ability to think outside the box.
Able to analyze problems and strategize for better solutions.
Goal oriented and organized leadership.
Ability to manage in a team environment, as well as being able to work independently.
Proficient with Microsoft Word, Excel, Outlook, etc.
Proficient using Viewpoint, Primavera P6 scheduling software, Bid2Win, etc.
Valid driver’s license and reliable transportation to get to and from work.
Physical Requirements:
Able and willing to work long hours including day, night, weekend shifts as needed, and work outside of normal hours.
Able to walk, lift, reach, stoop, stand, grasp, balance, climb, kneel, crouch, and lift up to 50 pounds occasionally.
Able to work in outside environments being subjected to weather changes, noise, vibrations, and job hazards.
