Core Duties:
- Establishes and defines project scope, budget and schedule to assure common agreement between ETC and the Client as to the expectations for the project.
- Bids the project to subcontractors, vets subcontractor bids to assure completeness of subcontractor scope, negotiates subcontracts to achieve optimal value, and oversees a timely buy-out of all materials/vendors for the project.
- Meets the financial objectives of the project by managing the project budget throughout the project lifecycle. Maintains consistency between budgeted costs and actual costs, assuring the profitability of the project.
- Manages pay application process to ensure accurate and timely submissions to client.
- Identifies and manages risk on the project. Advises Business Unit Leader prior to implementing risk mitigation actions.
- Ensures workplace health and safety policies and procedures (QA/QC) are clearly communicated and understood by entire project team.
- Manages the project schedule throughout the project lifecycle, maintains consistency between the projected and actual schedules, and drives the necessary corrections where the progress of the project diverges from the original schedule.
- Responsible for overseeing all project documentation including subcontracts, schedules, budgets, change orders, meeting minutes, submittals, RFIs, etc.
- Manages project communications to maintain clear and timely responses so that all members of the project team – Client, subcontractors, the design team, field staff, administrative staff, and all others involved in the project – fully understand the total project expectations and what is necessary to meet said objectives.
- Proactively manages the training and professional development of the Superintendent, Project Engineer and Project Coordinator.
- Participates in preparation and negotiation of owner contracts and ensures delivery and adherence to contractual requirements.
- Oversees orderly project closeout efforts, organizing project documentation and coordination of warranty work.
- Manages Client relations and customer service by maintaining a consistent line of communication with Client. Remains proactive by responding succinctly and decisively to all requests of the Client, changes or variances of scope of work on the job and any issues that you foresee coming up on a project. Represents the client’s best interests at all times.
- Supports and participates in business development and marketing efforts, including the preparation of proposals and presentations for new work and active participation in the business community.
- Manages multiple projects concurrently and in differing stages of work each with the same level of commitment to success.
Job Requirements:
- 5-10 years of Commercial Construction experience
- Microsoft Office proficiency (Word, Excel, Outlook)
- Scheduling Software proficiency (Project, P3, P6)
- Procore experience preferred
- MS Teams/Sharepoint experience preferred
- Advanced understanding of project plans and specifications
- Excellent time management and organizational skills
- Excellent verbal and written communication skills (internal and external)
- Ability to work on several projects concurrently
- Strong attention to detail
- Ability to work independently and take initiative
- Ability to effectively manage and direct employees
- Knowledge of HCAI/OSHPD standards and requirements strongly preferred.
