Schedule & Location
This is a US Based position working on-site in Waltham, MA. Hours are 6am to 2:30pm Monday - Friday with flexibility for 7am to 3:30pm dependent on business needs. This position will require on-call availability.
This position requires a valid driver’s license to operate company vehicle and Mass refrigeration license.
Relocation is not offered for this position
Responsibilities:This position supports the facilities team in carrying out daily operations for a portfolio of high-quality office and laboratory commercial investment assets. Provide excellent service to tenants, internal and external collaborators.
Serves as the HVAC lead for a team of facilities engineers, providing leadership, mentorship, and guidance to the team as well as among the larger facilities group. Teaches repair and maintenance to bolster junior members’ skills to enable their professional growth and development. Position will be responsible for assigned buildings and/or serve the portfolio in a roving capacity with specialized and dedicated trade skills and experience.
Performs maintenance and repairs, troubleshoots more complex building system problems. Performs various duties related to mechanical, electrical and/or plumbing, including inspections, building repairs, and calibrations. Demonstrates an advanced knowledge of HVAC, building automation, energy management, control systems, electrical, plumbing and/or fire protection.
May be called upon in an emergency to stabilize, secure and make repairs necessary to maintain or re-establish occupancy of one or more buildings.
As a Lead Engineer your responsibilities include but not limited to:
- Provides leadership, direction, mentorship, and guidance to junior engineers.
- Performs general building or specialized maintenance services for base building and tenant needs. This may include installing white boards, hanging pictures, completing plumbing and/or HVAC repairs.
- Responsible for closing out the team’s work orders and completing tenant bill-backs as appropriate.
- Works with Senior Facilities Supervisor to establish and successfully implement PM system. Establishes standard operating parameters/procedures and protocols.
- Performs preventive maintenance on various equipment in the buildings such as MEP or equivalent experience with mechanical/electrical/plumbing (MEP) equipment, door closers locks, and/or door hardware.
- Inspects assigned buildings and equipment daily, including reviewing the building automation system for alarms and signs of malfunction. Identifies problems and refers them to supervisor if necessary.
- Performs other related tasks and projects as required; reports facility operational status to Senior Facilities Engineering Supervisor daily.
- Maintains the integrity of the safety equipment on HBM properties.
- Supports the development and implementation of HBM’s safety policies and maintains the appropriate records. Tracks all Spill Prevention Control & Countermeasure (SPCC) documents and updates the current records.
- Maintains the recycling of regulated waste and any regulated chemicals along with maintaining the required paperwork.
Qualifications:
- 10+ years of facilities, maintenance, and/or specialized trade work. 5 years in a supervisory role
- Mass Refrigeration license required
- A high degree of HVAC Knowledge
- Knowledge of MEP and life safety systems
- Experience working in an OSHA Safe environment and knowledgeable about OSHA safety and compliance regulations.
- Able to acquire an OSHA 10 certification for general industry (Certified OSHA 10 or OSHA 30 card is a plus!).
- Experience leading and mentoring teams, with or without direct authority
- Strong interpersonal skills and ability to engage with a diverse group of collaborators and at different levels within the organization
Required Education:
High School Diploma or GED
The hourly pay for this position ranges from $33.80 to $48.61. The final salary depends on your education, skills, and experience.
