Position Summary:
We have an exciting opportunity to join our team as a Handyperson.

In this role, the successful candidate performs repairs to residential building, building systems, and tenant apartments under the direction of building superintendent and management team.

Job Responsibilities:

• Building Repairs. Carries out daily building and systems repairs.Inspects buildings daily to ensure cleanliness and to determine need or extent of service required.Takes appropriate measures for safety of self and others in work area. Coordinates and performs repairs with building staff as needed.
• Performs other duties as assigned.
• Safety. Identifies unsafe conditions in work areas and takes appropriate action to ensure safety of self and others. Identifies potential safety hazards of problems in work areas.Takes appropriate measures for safety of self and others in work area.Communicates information concerning unsafe conditions to supervisor. Is available to respond to emergency calls after hours and on weekends.Is knowledgeable of Fire Alarm systems.Works with emergency responders (i.e. NYPD, FDNY, etc.) on all building related matters.
• Recordkeeping. Oversees the monitoring and maintenance of records.Ensures that records are completed and relevant paperwork is kept in the office. Ensures that up-to-date records are maintained of all supplies ordered and received including price quotes, dates ordered and dates received.Maintains a list of qualified vendor names and contact information.
• Maintenance of Equipment/Supplies. Monitors maintenance of equipment to ensure efficient, safe, and proper operations. Ensures adequate inventory and usage of supplies. Ensures that equipment in good working condition and keeps equipment clean. Oversees that equipment and supplies are properly inventoried. Informs management of equipment/supplies needed.Ensures that equipment/supplies are utilized in an efficient manner. Accepts and signs for equipment and supply deliveries after ensuring that order is complete.
• Work of Contractors.Monitors all work performed by outside contractors (e.g. painters, cleaners, and HVAC maintenance companies) to ensure quality and completeness.Ensures work performed meets quality standards.Keeps supervisor informed of progress or discrepancies.
• Repairs. Coordinates and performs all necessary repairs. Responds to assignments in order by the date and time received unless otherwise instructed.Provides timely explanations when unavoidable delays are encountered. Responds promptly to Real Estate Departments and office staff phone calls and pages.Keeps supervisor advised of activities and problems or potential problems. Is available to respond to calls and coordinate repairs after hours and on weekends.Communicates problems, remediation, and follow-up with management team, vendors, tenants, and others, as appropriate.
• Heat and Hot Water Systems. Confirms that heat and hot water systems are functioning at all times.Ensures heating and hot water systems are in adequate working condition. Notifies building management if there is a problem with the heat and hot water system. Confirms that repairs from outside vendors are performed in a timely manner.
• Apartment and Common Area Maintenance. Makes sure that apartments and common areas are in clean and orderly condition. Confirms that the hallways, stairs are swept and mopped as required. Confirms that trash and garbage containers are emptied on a regular, scheduled basis.

Minimum Qualifications:

• Five years of building maintenance experience in a residential or commercial building is required.
• Knowledge of building systems such as plumbing, electrical, carpentry, air conditioning, heat and hot water is essential.
• Residential building maintenance experience is preferred.
• Ability to communicate with supervisors and residential tenants, work cooperatively and collaboratively in a team environment, and manage multiple tasks and priorities are vital skills.

NYU Langone Health provides a salary range to comply with the New York state Law on Salary Transparency in Job Advertisements. The salary range for the role is $63,389.56 - $63,389.56 Annually. Actual salaries depend on a variety of factors, including experience, specialty, education, and hospital need. The salary range or contractual rate listed does not include bonuses/incentive, differential pay or other forms of compensation or benefits.
