What this Position Does: Maintain grounds of property in order to enhance and maintain its curb appeal.
The Day-to-Day Responsibilities This Person will be Overseeing:
Clean common, amenity and ground areas on a daily basis. Water and upkeep community landscaping as instructed. Spread salt on public passageways to prevent ice buildup. Rake, sweep, shovel, as circumstances warrant.
Check and replace exterior lighting on a regular basis.
Care for, maintain, and inventory all supplies and equipment owned by the property and/or the management company.
Courteous, efficient response to resident requests. Report unusual or extraordinary circumstances regarding the property or residents; initiates action to correct unsafe conditions.
Adhere to OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
Perform interior and exterior painting duties when requested. Carry buckets of paint from storage area to work site.
Maintain the required property uniform and ensure a professional appearance at all times.
Assist with “make ready” and/or miscellaneous duties when requested by the Service Manager or Community Manager.
Miscellaneous duties as required.

What Education and/or Experience You Will Bring to the Table: High School, GED equivalent; or up to one month related experiences or training; or equivalent combination of education and experience.
Computer Skills and/or Office Equipment Knowledge: Required to wear back support belt, gloves, and other personal protective equipment as tasks dictate. Must be knowledgeable and skilled in the safe use and maintenance of the following tools:Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, snow blower.
Communication Skills Involved with the Position: Ability to read a limited number of two and three syllable words and basic numbers. Ability to speak simple sentences.
Analytical Abilities this Person Will Bring to the Table: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
Physical Demands Required: While performing the duties of this job, the employee is regularly required to walk; climb or balance, kneel, bend, stoop, squat, or crawl. The employee is occasionally required to sit and taste or smell. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by the job include close vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
Corporate Work Environment: While performing he duties of this job, the employee is frequently exposed to outside weather conditions. The employee is exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate.
