Overview:JOB SUMMARY:
As an Abbey Resort employee and part of the Benchmark company family you will have the opportunity to be part of an incredible team at in all service resort situated on the beautiful shores of Geneva Lake. BASIC FUNCTION: This is an active, hands-on Grounds Manager role. The Manager serves as front line leader of the team responsible for performing custodial and maintenance activities for indoor and outdoor resort grounds areas, roadsides, landscaping, and equipment associated with the department. Primary area of emphasis surrounds management of landscape plants and beds. Ensures high quality completion of all tasks are accomplished in an efficient and effective manner.
QUALIFICATIONS: EDUCATION, KNOWLEDGE, TRAINING, & WORK EXPERIENCE:
- Valid U.S. state issued Driver’s license required
- Ability to obtain/maintain any government required licenses, certifications, or permits
- Ability to communicate in written and oral forms.
- Bilingual strongly preferred (English/Spanish)
- Ability to work independently and in team setting.
- Ability to interact well with others in a professional manner.
- Ability to operate a variety of small equipment and hand tools in safe manner.
- Ability to adjust and learn new equipment and procedures.
- Well-versed with computers, 2-way radios, Microsoft office including Word, Excel, Outlook
- Proven leadership qualities
ESSENTIAL FUNCTIONS:
- Manages and participates in the functionality of grounds and landscape property and employees engaged in the maintenance of these areas, including development of work lists, job assignments, discipline, training, and quality control.
- Makes recommendations to improve operations. Makes in-field adjustments to daily assignments. Reviews property conditions daily and adjusts operations accordingly.
- Responsible for snow and ice removal throughout the resort’s grounds including outdoor sidewalks, walkways, patios, entranceways, driveways, and parking lots. Makes decisions, sets schedules, orders parts, and ensures equipment and personnel are utilized in an effective way.
- Manages employee development and training. Conduct interviews, review, and discipline processes. Sets up interviews. Initiates disciplinary processes and submits. Makes presentation of disciplinary action forms.
- Performs checks on work quantity and quality of grounds maintenance crews. Ensures daily workload is completed correctly. Maintains appropriate accountability. Fills out reports detailing daily operation and needs.
- Administrative responsibilities, including but not limited to time approvals, PO submissions, employee scheduling and Seasonal work scheduling.
- Serves as primary contact on projects throughout the resort grounds and buildings. This may include employee campus, landscaping, trails, offices, shops, offsite areas, etc.
- Designs and implements plans to create and maintain landscape material throughout the resort. Draws plans, initiates purchase order processes, and installs plants materials. This includes new and existing beds and annual flower rotations.
- Plants flowers, shrubs, trees, landscaping, and sod. Mulch and edge beds. Prepares beds for planting of materials. Pulls weeds. Uses hose to water plantings.
- Applies chemicals and fertilizers to resort properties in safe manner. Waters in chemicals or fertilizers after application. Calibrates application equipment. Uses hand spreaders, push spreaders, hand sprayer, riding sprayer.
- Maintains a safe working environment for self and co-workers. Monitors safety of maintenance areas for guest safety.
- Responsible for training co-workers in horticultural tasks.
- Manages contractors with material deliveries and projects.
- Uses walking and riding mowers, carts, push mowers, and a variety of powered and non-powered hand tools to maintain grounds and landscaping. Cleans and maintains equipment that is used. Treats all equipment with care and respect. Operates equipment in a safe and efficient manner. May assist with minor service repairs to equipment.
- Installs, cleans, and repairs drainage.
- Manages in all housekeeping duties of the exterior of the facility. Perform light custodial operations on resort grounds, sweeping stones from paths, trash collection, mopping floors, etc. Uses mops and brooms.
- Reports problems encountered on site to Chief Engineer immediately - any and all abnormalities on the resort grounds such as damage, disease, insects, debris, etc. Takes appropriate steps to address emergencies.
- Operates powered equipment for mowing resort lawn areas and mechanical loaders in moving soil, debris, and other materials.
- Plants and maintains annual and perennial flowers and ornamental plants in plant beds and planters throughout resort.
- Performs a variety of labor duties including: String trimming, edging, pruning, raking, shoveling.
- Responsible for outdoor trash removal from canisters located throughout the grounds, as well as loose trash pick-up, i.e. debris in bushes, debris on lawn, discarded cigarette butts.
- Manages installation of promotional, seasonal and holiday decorations throughout inside and outside of resort.
- Manages the installation and tear down of seasonal tent, outdoor bathrooms, HVAC for such and decorative lighting and any and all needs associated in maintenance of it.
- Manages moving furniture and equipment related to resort operations.
- Participate as support staff on any special projects and activities, support other departments as needed and as opportunities arise.
MARGINAL FUNCTIONS:
- Comply with policies and procedures.
- Communicate daily with staff and other departments in regard to duties and activities.
- Responsible for department and equipment cleanliness, safety and appearance.
- Required to perform other tasks and duties as assigned.

ENVIRONMENT: Outdoors, varied terrain; all four-season weather conditions.
Compensation Range:The compensation for this position is $55,000.00/Yr. - $60,000.00/Yr. based on qualifications and experience.
