WHAT YOU WILL DO:
The General Services Operations Manager is responsible for the direct oversight of the leaders in the following departments, concierge services, transportation services and procurement operations.
This management position reports to the Director General Services and will have additional indirect responsibilities for the following departments as instructed: Maintenance, Renovations, Hospitality Services and safety & security.
You will audit and make improvements for best practices ensuring efficient and effective services and operations - monitoring services and activities with audits and reviews. Establish the use of technology tracking throughout GS and develop SOPs for the future.
- Assist in developing recommendations and writing project scopes for communities General Services Operations.
- Maintain daily communication with key team members regarding special events and unique furnishing/set up arrangements. Participates often in General Service Team Huddles, ensuring open communication is maintained.
- Monitors after hours' calls including monitoring and approving any required overtime
- Responsible for monitoring and directing all aspects of procurement / material management for the community. The Procurement coordinator will report directly to the Operations Manager. Responsible for all budgeting aspects.
- Responsible for direct supervision of the supervisor of Transportation Services. Will audit, report and recommend changes for this department. Responsible for overseeing that the team is adhering to safety compliances associated with the transportation department. Responsible for all budgeting aspects.
- Responsible for direct supervision of the Concierge Supervisor. Direct the changes and communications to this team which includes a courtesy desk, a health care desk and a retail convenience shop. Responsible for all budgeting aspects.
- Plan, review and coordinate maintenance logistics, reviews contracts with vendor partners for renovation needs with the maintenance manager as directed. Partners with the maintenance team to complete building assessment tours to monitor damages and special projects and complete necessary documentation. Monitors residential renovations and construction projects including reviewing of specifications, scopes, and timelines. Manages specifications for projects in concert with the Maintenance department.
- Plan, review and coordinate Safety & Security changes as directed.
- Will help solidify a strong GS team by being involved with team member hiring through open dialog with department managers often weighing in on interviews and training of team members.
- Responsible for communicating any General Service Projects across campus to residents and staff.
- Working with the GS Director and the Department Managers will create an annual budget and schedule for campus capital projects. It is imperative for the success of the community that budgets are accurately written and adhered to.
- Monitors work orders, cost accounting, project status, and ensures compliance with standardized Federal, State metrics.
- Make daily inspections of campus for compliance with environmental, health and safety standards, including monitoring HVAC, electrical, plumbing, carpentry, elevators, roofs, building access systems and other infrastructure systems.
- All other duties as assigned.
- Will fill in for the Director of General Services when they are off campus.
WHAT YOU WILL NEED TO BE SUCCESSFUL:
- Bachelor's degree in mechanical or electrical engineering, building construction, facility management, or equivalent experience.
- Experience in building, operations and maintenance management, At least 5 years Management and Supervisory experience
- Understanding and experience working with:
- Nurse call and fire alarm systems, multi-user telephone systems, industrial cleaning equipment, electronic security surveillance systems.
- Knowledge of building and facility maintenance, and the inspection, repair, and management of such.
- Demonstrated knowledge of energy management and control systems related to building automation and central plant systems.
- Knowledge of mechanical systems, piping, plumbing, HVAC systems, electrical systems, and building access programs and systems.
- Demonstrated knowledge of vendor and contractor requisition systems and processes.
- Demonstrated skill in reading schematics, blueprints, and various building structure diagrams and layouts.
- Demonstrated ability to communicate effectively, both verbally and in writing, and convey matters to large diverse audiences.
- Demonstrated ability to monitor and maintain quality control standards.
PHYSICAL REQUIREMENTS:
- Must be able to deadlift 50 pounds.
- Must be able to work in the boiler roam at temperatures between 105 and 110 degrees F.
- Must be capable of climbing through a drop ceiling and working above to make repairs, install new wires/circuits.
