Are you ready to lead, strategize, and make an impact? As the General Manager at PMI Saltwater in Avalon, NJ, you’ll oversee and execute all aspects of our fast-growing vacation rental and hospitality management business. Reporting directly to the Ownership Team, you’ll work both individually and collaboratively to drive growth and elevate service standards as we reshape the industry to better serve homeowners and guests. A Day in the Life:
As our General Manager, no two days will be the same—spending time in our Avalon office (just two blocks from the beach!), visiting properties, and connecting with clients and team members. You’ll help bring our leadership’s strategic vision to life as you identify new opportunities, streamline processes, and innovate to achieve operational excellence. As a hybrid position with seasonal flexibility in hours, you’ll be in the office when it matters most, particularly in the busy summer months, ensuring guest satisfaction and owner confidence.

RESPONSIBILITIES:
- Oversee the entire portfolio of rental listings to maintain quality standards and uphold PMI Saltwater’s reputation.
- Drive bookings and occupancy rates to maximize revenue potential through targeted strategies.
- Manage seamless guest and owner communications, ensuring monthly reporting, prompt responses, satisfaction, and strong relationships.
- Coordinate the logistics of property turnovers to maintain high standards of maintenance, cleanliness and readiness between stays.
- Lead and optimize the team of independent contractors and tech resources to streamline daily operations and achieve operational excellence.
- Evaluate staffing needs and emerging technologies that can enhance efficiency, support growth, and boost revenue.
- Collaborate with PMI Saltwater’s ownership team to support strategic growth initiatives, advise on operational spending, and ensure sustainable expansion.
QUALIFICATIONS:
- 1-2 years of experience in property management, real-estate sales/leasing, hospitality, or a related field with a proven track record of increasing occupancy and operational success.
- Strong leadership skills with experience managing teams and coordinating independent contractors.
- Excellent communication abilities to effectively liaise with property owners, guests, and team members.
- Analytical and strategic mindset, with experience using technology to enhance efficiency, streamline operations, and drive revenue growth.
- Proven experience in logistics and operational planning, especially in coordinating property turnovers and managing schedules.
- Flexible availability for seasonal demands, including weekends and evenings during peak periods.
- Self-motivated and entrepreneurial with a proactive approach to achieving goals, contributing to growth strategies, and evaluating new opportunities.
- Real Estate license preferred, but not required. The right candidate may be asked to pursue a real-estate license for compliance and to maximize growth potential.
COMPENSATION & BENEFITS:
Annual Salary: OTE of $70,000 - $80,000 with a base salary of $62,000 - $65,000 based on experience.

Schedule: Hours vary depending on the season, often requiring availability on weekends and after hours during our busiest season - Summer.
