Statement of Primary Purpose
The Maintenance Tech II is a member of the Maintenance Department serving as the primary subject matter expert responsible for the sustainment of the heating, ventilation, and air conditioning needs of the college and perform maintenance and improvement of college facilities, buildings, and grounds.

Essential Functions and Responsibilities
• Preventive Maintenance
o Oil and grease circulating pumps, motors and fan motors on a regular basis.
o Check working condition of smoke alarms with safety inspector once a year.
o Perform routine checks to ensure units are operating correctly in buildings furnished with electrical heat
o Clean air conditioning coils seasonally to ensure peak operating efficiency and prevent breakdowns.
o Perform scheduled oil changes on motors and units which require such service.
o When rooms time permits, perform routine checks of all building and mechanical rooms for potential problems.
o Replace filters in air handlers and overhead heating units on a scheduled basis. Check tightness of belts, and electrical connections of heating and air conditioning units and Mega Therm.
• Heating
o Monitor gas pressure and boilers.
o Monitor and repair or change circulating pumps.
o Monitor and repair electric heaters, daily check of heating systems during season, repair mechanical and electrical operations of air handler systems.
o Repair electrical components of gas boilers.
o Monitor and repair the Mega-Therm and associated components.
o Repair leaks in piping associated with the heating system.
• Air Conditioning
o Monitor and repair the air conditioners and associated components as necessary.
o Monitor daily during cooling season.
o Monitor chillers and associated components and repair when breakdowns occur.
o Repair and replace air pressure lines and pneumatic and associated electrical controls.
· Complete work orders as needed.
· Recommend equipment to be repaired or replaced and assist with equipment budget development.
· Recommend changes to equipment, components, and operations to conserve energy.
· Assist with development of strategic energy plan.
· Prepare materials lists for parts and supplies as needed.
Additional Duties and Responsibilities
• Electrical work - Replace light bulbs, ballasts, fixtures, switches and receptacles: repair shorts, change breakers in panels, replace faulty alarm switches, repair electrical appliances, replace motors for exhaust systems, etc. Identify circuits and minor repair of hand tools and cleaning of machinery.
• Assist maintenance work with building projects, including plumbing, cleaning, painting, masonry, event setup, unlocking campus buildings, receiving and unloading trucks.
• Assist with grounds maintenance as needed (mowing, weedeating, mulching, etc).
• Pick up materials in Asheville, Franklin and Sylva area as needed.
Minimum Qualifications
Education
Required: High School diploma or GED. Minimum experience of 5 years previous apprenticeship in heating and air conditioning fields, and experience as a HVAC mechanic.
Preferred: Prefer Bachelor’s degree and/or Certificate in HVAC related field;
licensure in HVAC.
Knowledge and Skills
· Mechanical aptitude, creativity, ability to work under pressure with high risk to self, being able to work as a group, and job materials layout and design and layout of HVAC.
· Ability to read and write
· Knowledge of air conditioning, pneumatic controls, heat pumps, air handlers and controls, low voltage controls, climate controls, hands on use of equipment and machinery, different types of fire extinguishers, smoke alarm systems, commercial kitchen equipment.
· Knowledge of electrical circuits.
Physical Demands
There is a lot of physical effort required - lifting heavy objects or using different equipment. Requires manipulation of tools in confined spaces and overhead.
Licensing Requirement
• Valid NC Drivers’ License.
• Forklift certification.
• EPA Refrigerant Recovery License preferred
• Heating / Air Conditioning License preferred
Working Conditions and Environment
At times work is performed in all types of weather conditions, around hazardous chemicals, high voltage, pesticides, acids, epoxy paints, gas and at time must work on live circuits.
Equipment Operation
Amp meter, volt-ohm meter, ground and GFIC testers, different types of pressure gauges, pneumatic gauges, capacitor testers, circuit finders, PVC heat benders, backhoe, tractor, dump truck, emt bender, box knockouts, hydraulic knockouts, pneumatic control tools, band saw, moto tool, pullers, hammer drill, angle drill, sprayers, reciprocating saw, circular saw, drill press, small hand tools, torches and fork lift.
