THE ROLE
Venterra Realty is now hiring a
GCS Field Superintendent, Atlanta
, with previous experience supervising exterior renovations in the multi-family industry or a similar construction related background. This position will provide daily supervision to our many CAPEX projects across various sites. This role ensures that the work progresses smoothly, meets quality standards, stays on schedule, and complies with safety regulations. Field superintendents work closely with Field Associates, subcontractors, and on-site personnel to coordinate all construction activities. The Field Superintendent reports to the Field Associate.The ideal candidate must be able to travel on short notice with their home office located in the
Atlanta
area. Position will support, but not limited toGA/NC/KY/TN Regions.
RESPONIBILITIES:
- Onsight Supervision & Coordination
- Daily On-Sight Supervision and Coordination which includes managing subcontractors, laborers, inventory, and material receivables.
- Schedule and Coordinate the task of multiple trades to ensure efficient workflow, minimizing downtime, and avoiding conflicts.
- Address issues as they arise, coordinating with GCS Field Associate and Project Coordinator to resolve quickly.
- Act as the first point of contact for any on-site issues, coordinating with the project manager or subcontractors to resolve challenges.
- Identify potential risks that could impact the project timeline or quality, implementing strategies to mitigate them. Prepare contingency plans for potential delays, ensuring that the project can continue with minimal disruption.
- Schedule Management
- Develop, manage, and communicate the day-to-day work schedule based on the overall project timeline as developed by Planning team. Ensure task are on time.
- Monitor project milestones to ensure the project stays on schedule, adjusting work plans as necessary to avoid delays.
- Daily Field Reporting
- Maintain detailed daily logs of site activities, progress, weather conditions, and any issues that impact the schedule.
- Complete a daily look ahead to ensure communication between cross functions and stakeholders is clearly laid out.
- Document incidents, safety inspections, and quality checks to maintain accurate records of compliance and accountability.
- Quality Assurance and Control
- Conduct regular inspections of ongoing work to ensure it meets quality standards and project specifications. Ensure that work is carried out according to the construction plans, specifications, and codes.
- Identify and correct any deficiencies or issues in construction quality, coordinating with workers to make necessary adjustments.
- Safety Management and Compliance
- Implement and enforce safety policies, standards, and protocols to ensure a safe working environment for all personnel. Conduct regular site safety inspections, addressing any hazards and ensuring compliance with OSHA regulations and company safety standards.
- Material Management
- Initiate and Submit Purchase Orders to Field Associate for approval.
- Monitor on-site material levels, ensuring that materials are available as needed to avoid work stoppages.
- Coordinate with suppliers to schedule timely deliveries and prevent any delays caused by material shortages.
- Ensure all tools and equipment are properly maintained, functioning, and available for use as required.
- Communication & Collaboration
- Provide regular updates to the Field Associate and Project Coordinator of onsite progress, issues, and any adjustments to the schedule.
- Communicate with subcontractors to ensure they understand their responsibilities, timelines, and quality expectations.
- Occasionally interact with clients or stakeholders who visit the site, providing information about progress and answering questions.
- Monitor, report, and close-out capital needs projects ensuring all parties are accountable for their roles in the best interest of Venterra.
- Manage multiple trades to ensure industry standards are exceeded, timeframes are met, and projects are completed as efficiently as possible with minimum resident impacts
- Ability to create detailed punch lists and ensure completions are properly signed-off
- Adhere to company policies and procedures
- 70% Travel outside of the Atlanta metropolitan region is required.
SKILLS:
- Knowledge of general construction, carpentry, waterproofing, coatings, building envelope, roofing, concrete, asphalt, plumbing, electrical, drainage, pools, etc.
- Demonstrates leadership skills, honesty, integrity, ownership, sense of urgency and prudent cost management
- Excellent management and communication skills
- Ability to effectively prioritize, execute tasks, and handle a wide range of projects simultaneously within a high-pressure environment
- An enthusiastic and committed attitude, flexible problem-solver, open to participate and drive change within the organization
- Possesses strong administrative and organizational skills
- Computer literacy (Microsoft Word, Excel, Outlook, Adobe/Bluebeam)
- Business mathematical and analytical skills
THE QUALIFICATIONS
- Construction experience and accountability
- Experience in multiple vendor/trade management
- Experience in corporate level capital improvement project management, or Experience in project management with a General Contractor
Other preferred, but not required achievements:
- Bachelor’s Degree
- Trade School Certification(s)
