Position Summary
Chartered is actively seeking a dynamic and experienced Full-Time Multifamily Construction Superintendent to oversee one or more of its large-scale multifamily projects located in Broomfield, Erie, and Longmont, Colorado. This position will be responsible for managing activities associated with land development and new construction multifamily projects, including reviewing project plans and specifications, assisting in preparation of hard cost estimates and project budgets, determining staffing requirements and assigning team members and subcontractors to jobs, and managing day-to-day aspects of the project from the applicable stage of construction through final delivery, among other activities. This role will report directly to the Director of Construction. Construction Activities
- Serve as Company’s project representative at the jobsite who is responsible for continuous field supervision, coordination, and completion of the project in a timely and quality manner.
- Assist in pre-construction development and preparation of project scope of work, specifications, budget, timeline, and schedule.
- Lead in preparation and distribution of bid packages; review and evaluate bids and proposals; and assist in contract development, negotiation, approval.
- Review and recommend change orders or amendments to plans and specifications.
- Oversee total project supervision effort to ensure appropriate personnel, budget, and schedule are met in coordination with Project Manager, including procurement of tools and materials to be delivered at specified times to meet work schedules.
- Lead daily, weekly, and monthly meetings with various stakeholders, and enter meetings in Procore.
- Inspect work in progress daily to ensure that workmanship conforms to plans and specifications with adherence to construction schedules, including interpretation of contract documents, and that no work is being performed outside contract scope without following applicable change order procedure.
- Lead coordination of inspections, observations and action plans in Procore.
- Lead daily communications with subcontractors, field staff, and Project Manager, including submittal of daily logs in Procore.
- Complete weekly communication across project stakeholders, including subcontractors, Project Manager, and Director of Construction, among others, to ensure all parties are aware of job progress, issues and resolutions, and update project schedule in Procore in coordination with Project Manager.
- Assist in monthly invoicing review and approval of subcontractor and material supplier invoices and pay applications in Procore in coordination with Project Manager.
- Lead final punch supervision and administration in Procore and assist Project Manager in closeout policies.
- Oversee compliance with the Company’s safety standards and applicable codes, ordinances, permit requirements, and other legal and regulatory requirements, including conducting weekly safety meetings and inspections as outlined in the safety manual, conducting stormwater and safety inspections and abiding by all OSHA and Company safety rules and regulations. All accidents/incidents that occur on assigned jobsites must be investigated and documented in their entirety.
- Develop and supervise team members by assisting in interviewing, hiring, orienting, and training employees and managing their performance in accordance with Company policies, values, and business practices.
- Complete various human resources, financial, administrative, and any other reporting and analysis that may be needed in support of project delivery or other duties as assigned or deemed necessary by the Company.

Other Requirements
- Ability and willingness to reliably commute to site field office and projects, including driver’s license, working vehicle, and automobile insurance.
- Moderate physical and mental fitness is a requirement.
- Proficiency with computers and Microsoft applications, including Outlook, Excel, Word, and Project is required.
- Experience with Procore project management software required, with interest in developing proficiency a plus.
- Applicants must be authorized to work in the U.S.
- Bi-lingual in Spanish and English is a plus.
Education and Experience
- Minimum of 10+ years of experience in construction management and field operations with experience overseeing comparable projects from initial construction through delivery is required.
- Minimum 5+ years of experience in multifamily, wood framing, structural concrete, construction projects is required.
- Advanced knowledge of construction management processes, means, and methods is required, with in-depth understanding of mechanical, electrical and plumbing building systems considered an asset.
- Previous experience working for third-party general contractor in multifamily construction setting is required.
- Demonstrated knowledge of safety standards and subcontractor legal requirements, including tax and lien waivers, is required.
- Undergraduate or advanced degree in construction or construction-related field considered a plus.
- Background in other types of construction considered a plus.
Work Environment
Chartered runs a small, family-oriented office, so a “Yes” attitude is vital to success in this role. This position is full-time and located at one of Chartered’s construction field offices. Work is required to be performed in-person at the applicable field office and project job site. This is not a remote position. There may be periods of extended work hours as well as stressful periods of work that require flexibility and patience. Candidates must be able to receive direction as well as be able to communicate and give clear, consistent instruction and/or feedback to others. This is a big position where there is no task too small. All employees wear multiple hats, which keeps everyday new and exciting.
