Title: Financial Planning and Analysis
Salary: 110k - 140k
Job Purpose:
To provide financial reporting and analytics, manage the budgeting process, and develop tools to measure the company’s performance. Its primary purpose is to assist in the annual budget process, analyze monthly performance through financial statement reviews, complete month end tasks, provide presentations to Senior Management on financial performance and perform analysis on changes in the business. The position requires advanced abilities for problem solving, developing and presenting accurate financial information.
Primary Responsibilities:

- Updating the Corporate financial model and earnings forecasting
- Updating the five-year plan model
- Maintaining and updating all Argus files used for forecasting
- Reviewing, analyzing and interpreting various documents including loan agreements, management agreements, lease and contract agreements, operating agreements, and various other documents in order to ensure transactions are forecasted properly
- Reconciling Argus and CM for Tenant Rent billings on a monthly and quarterly basis
- Reviewing and analyzing budget to actual variances on a monthly and quarterly basis (In depth revenue and expense analysis)
- Reviewing and analyzing Capital Expense budget to actual variances on a monthly and quarterly basis
- Updating the development models
- All Acquisitions, Dispositions, Development and M&A analysis
- Calculating the internal Net Asset Value
- Analyzing all performance indicators, trends and variance drivers
- Debt analysis (secured, credit line, unsecured term loans, corporate bonds)
- Monitoring analyst estimates and coverage of our stock including reviewing/analyzing analyst models
- All corporate presentations for non-deal road shows, investor and analyst presentations
- Competitive peer set research and analysis
- Board Book:
- Analyzing the data and creating the Audit Committee slides (FFO Overview QoQ and YoY, Budget vs. Actual, Key Financial Metric slides, Market Rents, Guidance Review, NOI at Risk)
- Analyzing the data and creating the Operating Margins and Operating Metrics slides
- Monitoring analyst estimates and coverage of our stock including reviewing/analyzing analyst models
- Same Store NOI analysis
- Corporate Operating Model Analysis
- Creating the cheat sheets for CFO
- Calculating year-end bonus grants for executives and stock grants for employees
- Creating and automating models to further improve performance and speed of analysis
- Various Ad-Hoc Reporting and Analysis
Duties:
- Corporate financial model and earnings forecasting
- Issuing our earnings range to Wall Street
- Maintaining all Argus files used for forecasting
- Corporate positioning and strategy
- Treasury management and analysis
- Reviewing and analyzing budget to actual variances
- Analyzing all performance indicators, trends and variance drivers
- Debt analysis (secured, credit line, unsecured term loans, corporate bonds)
- Acquisition, disposition, development and M&A analysis
- Oversight over budgeting and re-forecasting processes
- All corporate presentations for non deal road shows, investor and analyst presentations and board of director meetings
- Monitoring analyst estimates and coverage of our stock including reviewing/analyzing analyst models
- Reviewing, analyzing and interpreting various documents including loan agreements, management agreements, lease and contract agreements, operating agreements, and various other documents in order to ensure transactions are forecasted properly
- Ensuring compliance with debt covenants
- Competitive peer set analysis and research
- Calculating year-end bonus grants for executives and stock grants for employees
- Related corporate-level initiatives
Skills/Qualifications:
- Bachelor’s degree in Accounting or Finance
- CPA license required
- 6+ years progressive accounting experience, 2+ years’ experience supervising and managing employees
- Strong working knowledge of US GAAP
- Real Estate experience preferred
- MRI accounting software preferred
- Public company experiences preferred
- Good computer skills, especially Microsoft Excel and Word
