Overview/Responsibilities
As a Financial Analyst, you will play a key multi-functional role as part of a team of peers to support the many investment, development, advisory, and operational activities of the company, and will have broad exposure to many senior level acquisitions, development, and asset management professionals. While specific roles and projects may vary, you will be actively involved in all aspects of the investment life cycle including the initial feasibility and investment analysis, due diligence, acquisition, financing, design, asset/project management, and disposition.
This is a client-facing role with exposure to Redgate’s institutional and investor partners and clients across nearly all Redgate’s business lines. Redgate’s investment business focuses on multifamily, industrial, life science, and distressed asset classes in the ground up development and value add space. Advisory assignments are product-type agnostic, providing exposure to residential, life science, industrial, office, and mixed-use projects.
Typical assignments include underwriting new development and value add pursuits, highest and best use studies, acquisition and investment feasibility studies, and disposition analysis for ground up developments and existing assets. You will be responsible for creating and manipulating sophisticated financial models, conducting extensive market research, and preparing and presenting thoughtful financial reports to investment committee, investors, and clients. More detailed responsibilities for this highly visible and impactful position include:
- Creating complex financial underwriting models of various real estate transactions including but not limited to ground up developments, acquisitions and dispositions, ground lease transactions, partnership waterfalls, and equity and debt financings.
- Running sensitivity scenarios on inputs like rent and cost to identify impacts on IRR, NPV, equity multiple, return on equity, and return on cost.
- Reviewing and analyzing investment offering memorandums.
- Identifying and validating underwriting assumptions.
- Creating investment presentations, financial presentations, and equity/debt pitch books.
- Evaluating potential new development sites for zoning and market feasibility.
- Assisting with managing the acquisition due diligence process, including the review and analysis of operating information, historical and competitive real estate taxes, and legal documentation.
- Interfacing with governmental jurisdictions on entitlement and zoning processes.
- Compiling market research through relationships with brokers and industry peers and online research databases.
- Building and maintaining collaborative relationships with the entire Redgate team.
- Contributing to the improvement of existing processes and promoting the adoption of best practices as relates to the above duties and responsibilities.
- Assisting in identifying, pursuing, and winning new business, both with existing clients and new opportunities.
Qualifications and Skills
This role requires an entrepreneurial approach to day-to-day activities, expert financial modeling competency, strong communication and people skills, and the ability to prioritize and multitask. The ideal candidate will have the following skills and qualifications:
- 2-3 years of relevant work experience in commercial real estate, preferably in a development, investment analysis, or investment sales role.
- A bachelor’s degree in finance, economics, real estate, or other relevant discipline demonstrating strong academic performance.
- Strong analytical and problem-solving abilities.
- Advanced proficiency in Microsoft Excel with a strong aptitude for creating and manipulating sophisticated, complex underwriting models.
- Expertise in Argus Enterprise, Microsoft Word, PowerPoint, and CoStar.
- Ability to think strategically and pay attention to detail.
- Enthusiastic, self-starter with the ability to learn quickly, work independently and as a team member, and complete tasks with minimal guidance in a fast-paced entrepreneurial environment.
- Ability to prioritize, be organized, and handle multiple tasks simultaneously.
- Excellent oral, written, and interpersonal skills.
