General Position Summary
Under minimal supervision, is responsible for performing facility maintenance and improvement operations and projects. Trains, schedules, assigns, leads, and supervises the work of assigned crew and/or contractors. Performs skilled and semi-skilled facility maintenance techniques and operates hand tools, power tools, and heavy equipment including lifts, full-sized pickup trucks with trailers, backhoes, and single axle dump trucks.

This position's schedule is Wednesday through Sunday.
Essential Functions
- Assists with the selection process and performance evaluation of crew members.
- Assists supervisor with the development of goals, priorities, and the work program for the Division.
- Communicates projects to crew; assigns staff to obtain and operate tools and materials needed to complete assignments.
- Inspects and confirms work of assigned contractors. Instructs crew in proper use and maintenance of equipment and tools; coordinates the training and cross-training of work crews in all maintenance tasks and works with staff to correct performance deficiencies.
- Operates vehicles and specialized equipment to perform maintenance duties such as electrical, HVAC, plumbing, painting, and carpentry meters and tools; as well as larger mechanical equipment such as a jackhammer and electric and gas lifts.
- Organizes and assembles materials and equipment necessary for tasks.
- Oversees and actively participates in inspecting play equipment using CPSI standards.
- Oversees and works with crew responsible for performing maintenance, operations, and improvements.
- Performs a variety of administrative duties as assigned, including scheduling, inventory, supply purchasing, requisitioning materials, and tools, obtaining quotes, and assisting with the implementation of new processes, procedures, or systems.
- Performs general building maintenance such as sweeping, mopping, cleaning restrooms, changing light bulbs, and removing trash and ensuring the exterior of buildings are safe and clean for visitors each day and are free of litter and graffiti.
- Prepares and maintains a variety of records and reports.
- Prioritizes and schedules daily work to be performed; schedules equipment and personnel, assigns work, requisitions materials needed to complete projects, and frequently participates as a working member of the crew on the more significant projects providing on-site direction and performing the more complex functions of the job.
- Receives written and oral assignments from supervisor; determines necessary equipment, personnel, material needs, and best way to perform assignments.
- Repairs and maintains buildings, facilities, and structures; assist with general building repair performing a variety of duties involving the building trades, including carpentry, plumbing, masonry, general electrical, HVAC and painting.
- Responds to emergencies and severe weather events on a 24-hour basis when on-call to support facilities, parks, and public works, as needed; identifies and communicates repairs needed, transports equipment and materials, and assigns or makes repairs.
- Regularly take initiative in recommending changes in work methods, policies, and procedures to improve levels of service delivery and improve overall operating efficiencies.
- Responsible for assigning and completing work orders via automated systems such as Cityworks.
- Responsible for ensuring the department fleet are maintained and operating safely.
- Reviews scopes of work for contracts with supervisor.
- Serves as primary responsible staff to perform maintenance and operation of interactive water feature, to supervise other AFO trained staff in the maintenance and operation of the water feature(s). Duties include monitoring and adjusting chemical levels and minor plumbing repairs.
- Trains assigned employees in facility maintenance procedures, techniques, and safety standards.
Secondary Functions
- Perform the duties of lower-level maintenance workers.
- Serves as a member of the City's emergency response team.
- Supporting the parks maintenance crew with more complicated projects.
- Support special events with electrical needs and other special duties.
- Other duties as assigned.
Education and/or Experience
Graduation from high school or GED equivalent AND five years grounds/facilities maintenance, repair, and construction experience. Supervisory experience preferred OR a combination of education, training and experience which provides an equivalent background required to perform the work of the position.
Special Requirements
- Be available for emergency response after normal work hours.
- Possession of, or ability to obtain within three months, current First Aid/CPR certification.
- Possession of, or ability to obtain within three months, Confined Space certification.
- Possession of, or ability to obtain within a year, Aquatic Facilities Operator (AFO) certification.
- Possession of, or ability to obtain, CPSI (Certified Playground Safety Inspector Certification), preferred.
- Specialized training in HVAC, plumbing, electrical, carpentry, vehicle maintenance, preferred.
- Successful completion of pre-employment background check.
- Valid Washington State Driver's License with satisfactory driving record.
