Position Type: Full-Time
Salary: $95,000 - $105,000
Work Location: The role is a fully remote position requiring regular travel to all assigned store locations. The candidate should reside within the zone but has full flexibility within those boundaries.
The Facilities Manager position will cover the geographical areas below:
• Zone: Rochester, NY, Syracuse, NY, Binghamton, NY, Scranton, PA, Ithaca, NY, Cortland, NY
Duties and Responsibilities:
Must be able to perform duties with or without reasonable accommodation.
• Oversees the maintenance and repair of facilities and assets to assure compliance with governmental codes and ALDI specifications.
• Reviews Request for Proposal process and vendor selection for regional service accounts.
• Reviews and approves work order requests within the appropriate threshold.
• Coordinates large maintenance projects for existing stores.
• Utilizes available information to prepare budgets related to repair maintenance and spend, and tracks performance.
• Evaluates feasibility and economic efficiency analysis related to assigned projects.
• Identifies and implements expense reduction opportunities identified by committees and departments.
• Makes recommendations regarding operating expense guidelines and service levels, as well as on major repairs to the facilities to their direct leader and helps lead implementation.
• Serves as a point of contact for National Services and vendors related to building and asset maintenance and repair in their respective area.
• Provides management reporting on common issues, asset retirement and replacement plans, KPIs on service company performance, and cost control initiatives.
• Identifies and communicates new ideas and cost saving opportunities to construct or remodel facilities to minimize long-term maintenance and repair costs.
• Works with government officials, utility companies and suppliers as needed on specific projects.
• Coordinates with National Projects and National Real Estate on projects, initiatives, and process changes.
• Identifies and communicates projects, initiatives and process changes to leadership in their respective area.
• Recommends and coordinates on-going training as necessary with operations.
• Coordinates negotiation of vendor pricing and contracts as well as the sourcing of new potential vendors in their respective area to drive improved service levels and repair and maintenance spend.
• Advises on any changes or actions to improve the efficiency and effectiveness of the team.
• Informs management of recurring issues or when additional team training may be required.
• Oversees repair and maintenance performance in order to maximize asset uptime to drive optimal product integrity and availability for customers in ALDI facilities.
• Oversees and approves work orders, invoices and proposals for all hard trades such as refrigeration, HVAC, electrical, etc. through the ServiceChannel platform.
• Oversees and approves proposals for all soft trades such as landscaping, snowplowing, etc. through the ServiceChannel platform.
• Utilizes Energy Reports, Leak Reports and other KPI reports identifying non-conformities and takes action to mitigate unnecessary spend.
• Coordinates with divisional operations personnel and leadership for facilities decisions, repair and maintenance spend and budgeting and data analysis through the ServiceChannel platform.
• Ensures National Real Estate, Procurement and Energy are notified of any equipment performance and quality concerns that should be evaluated in the tendering process.
• Performs spot checks on Preventative Maintenance Services to verify execution is consistent with contractual obligations.
• Performs store asset inventories regularly per company guidelines and takes full ownership of the on-going accuracy of the divisional Store Data.
• Coordinates and recommends asset disposal and replacements per equipment guidelines, as well as supports warranty management on building and equipment assets.
• Assumes responsibility for managing changes to assets containing refrigerant to ensure compliance with EPA regulations and international reporting requirements.
• Assumes responsibility for new or remodeled facilities immediately following completion of both the punch list and the 9month walk through that is required to be completed by the Construction Manager.
• Captures images during walks and reports any deficiencies.
• Approves proposals and invoices tied to Fire safety.
• Monitors store conditions, equipment and job responsibilities to maintain a safe environment for employees and customers.
• Assists in training and developing team members and operations to retain a motivated and professional workforce.
• Collaborates with team members and communicates relevant information to leadership.
• Complies with ALDI privacy and security requirements and policies if job responsibilities include possible access to confidential and/or sensitive information.

Education and Experience:
• Associate's Degree in Facilities, Construction Management, Business or a related field required.
• A minimum of 5 years progressive experience in Facilities or Construction Management required.
• Or, a combination of education and experience providing equivalent knowledge.
• A valid driver’s license with a satisfactory driving record required.
• Environmental Health and Safety Certification preferred.
Physical Requirements:
• Work may be performed in an office, remote office or a combination of both where a computer and office equipment may be used as needed to perform duties.
• Regularly required to sit, reach, grasp, stand and move from one area to another.
• Constantly and repeatedly use keyboard/mouse.
• Occasionally required to push, pull, bend, lift and move up to 25 lbs.
• Work is performed at store environments as required which includes occasionally:
• Climbing ladders of various heights, including onto Store rooftops.
• Working in varying temperatures, hot and cold (including outdoor temperatures and refrigerator/freezer environments).
• Working in varying loud environments with industrial equipment.
• Regularly required to operate a vehicle.
Travel:
• Domestic travel required.
• Up to 75%.
